When two huge towers are added onto that at 1212 Flower St., the risk of an upper class housing overage becomes palpable. Let’s explore the need and merits of the new build before jumping to any conclusions. Here’s this week’s real estate news:

One block east of Staples Center and the L.A. Live complex, Onni kicked off construction in October for 1212 Flower Street, a two-tower residential development.

The mixed-use complex replaces the parking lot of a mid-century style office building. The coming new luxury condominium towers shall rise to 40 and 31 stories, and will bring to Downtown LA a whopping 730 residential condo units for sale, along with a modest 8,000 square feet of ground-level retail space.

As with the tower at 820 Olive Street, 1212 Flower is being designed by Chris Dikeakos.

After a recent ground breaking ceremony for its neighboring 1133 S Hope St., the newest Downtown development has begun preparing for construction.

Canadian real estate developer Onni Group has set up the construction zone fencing around the surface parking lot at 1212 Flower Street. The one and a half acre site, next to Pico Station, is scheduled to soon support two of highrise luxury tower condominium buildings that will be one of Downtown’s largest residential buildings full of sparkling new homes for sale.  The buildings will contain parking accommodations for up to 830 cars.

Documents filed with the L.A. Department of Planning indicate that the towers that shall be some of the tallest residential skyscrapers in the area. The glass and steel structures have been designed by Canadian Chris Dikeakos Architects of Vancouver, British Columbia.

The property is already home to a 70,000-square-foot office building, which will not be torn down because the 1960s 5-story structure has recently benefitted from several substantial renovations and upgrades, such as a new gymnasium in the basement.

1212 Flower is not the first big construction project done by Onni in the Downtown area. After Level DTLA and 820 S. Olive Street, the company has also purchased the historic Los Angeles Times Building.  Onni is expected to tear down part of the Times Building to make way for the construction of a multi-family residential complex.  It is not yet known if the Times Building will turn into the “Times Lofts” condos for sale or “Times Apartments” for lease.

The Flower Street project is being heaped on top of an exploding number of new towers that are replacing parking lots all around block across from the east side of the Staples Center. The upcoming new towering Circa apartments and Oceanwide Plaza mixed-use condo / hotel / shopping center developments are among the most spectacular, sprawling and imposing of the bunch.

Now under construction at 1101 S Figueroa Street in #dtla, #Oceanwide Plaza (formerly known as Fig Central) is one of several mixed use residential-hotel-retail megaprojects coming to life in the South Park district of the newly revitalized Downtown Los Angeles.

It will consist of a mall, a 5-star hotel, and residential condominiums for sale, in the form of three connected highrises from 40 and 49 stories. A video from Urbanize LA, the company leasing out the 150,000 square feet of retail space in the new complex,  gives a close-up view of the shopping area and the new public space that Oceanwide Plaza will present. It will also include hotel ballrooms, nightclub, premium fitness center, celebrity chef restaurant, and an opulent spa.

The retail area will be inside a covered open-air shopping mall that will stretch along the bulk of the 4.6-acres of 1101 S Flower Street. The retail area is spread across two levels, and features a 37,000 square foot rooftop deck. Nearby residents of Flower Street Lofts will be pleased that the ground floor of the Plaza includes several pedestrian walkways between Figueroa and Flower.

Condominiums for sale nearby include the Residences at the Ritz-Carlton, Luma, Evo, Elleven, Concerto, Skyline, Market Lofts and Sky Lofts.

The $1 billion development will also include 2 40-story residential towers and a 49-story tower that will contain a 183-room Roberto Cavalli Hotel and 504 condos. 32,000 square feet of the exterior will be wrapped up in a giant LED screen that will add to the Las Vegas style of bright lights already visible from LA Live just across the street. Developers expect Oceanwide Plaza construction to be completed in September of 2018.

During the 1920’s and 30’s, Downtown was a bustling bastion of commerce, arts and entertainment, with bountiful department store and countless theaters.  From 1960 to 1990, the previously functioning Downtown fell into disrepair and decrepitude. With deindustrialization and declining population, abandoned buildings, high local unemployment, crime and huge homeless population, Downtown became a largely inhospitable city landscape. The wealthy and middle class moved away and largely stayed away.

Downtown has transformed. With the installation of the Metro rail system, adaptive re-use ordinance and other measures to promote transportation and enterprise, by 2005, Downtown L.A. had turned the corner, and was seeing rapid growth and improvement.  Ten years later, after $15 billion in new private investment and public infrastructure, the area succeeded in metamorphosing into an exciting upscale neighborhood with a new, modern moniker of DTLA. Downtown is booming, first with historic and industrial loft conversion condominiums, and now with new pricey high-rise condos taking the lead in new listings for sale.

Today, the only new construction sites in Downtown are luxury high-rise condominium now for sale at the new residential tower under construction called Metropolis.  The new buildings are designed to rival and surpass South Park’s Ritz-Carlton Residences, but with less hotel interference, and lower HOA dues. Also planned for the near future are two other new luxury highrise condominium projects on Grand Avenue, as well as Hope Street.

luxury-property-presentAs Downtown transitions to an upscale luxury market, more and more homes are marketed as luxury properties. The once ordinary loft, a plain box with four walls, is now marketed as a very rare and special piece of prime real estate.  Once outdated condos built in the 60’s or 80’s are now renovated, modernized and sold as luxury properties with premium views. The average condo in Downtown is now property advertised with slick presentations in the Wall Street Journal and Robb Report.
