If you’d like to live/work in a cool loft in an historic industrial building by Downtown Los Angeles, you now have a new opportunity. Located near The Brewery Lofts in Downtown Los Angeles, the provocative modern loft building will let you live bold, and take a step outside the norm. Discover dramatic open spaces that take loft living to new heights within a vibrant neighborhood alive with possibilities.

Do you have a vision that you will be a pioneer in the next great place? Are you ready to get there now?

The eclectic mix of shops, restaurants and cafes of historic Lincoln Heights brings a true community vibe to Alta Lofts. Adding to the neighborhood’s appeal is its close proximity to Los Angeles’ most popular destinations. Dodger stadium, Walt Disney Concert Hall, MOCA and Downtown’s financial center are all just minutes away. With convenient access to three major highways and a nearby Gold Line stop, Pasadena, Glendale and Los Feliz are also easily accessible.

The building has a colorful past, giving it added texture and nuance today. Constructed in 1925, the building served as the Fuller Paint Company Warehouse for decades. Now, that same address is an important example of how adaptive reuse can artfully blend old and new to offer the best in contemporary living and still preserve a proud industrial heritage.

Building highlights include original four-story structure capped with two stories of newly constructed penthouse lofts, as well as direct-access, gated parking structure for residents and guests. Floor to ceiling industrial windows, along with retrofitted with dual panes are accompanied by exposed beam and ductwork. The exterior features fully landscaped open air courtyard and paseo, a fifth floor deck, and original concrete pillars throughout building.

The structure is a study in contrasts. The exterior features both neo-classic and contemporary touches. Inside, the same dichotomy holds with structural elements from the 1920s co-existing with modern kitchens, bathrooms and state-of-the-art sectional overhead doors. It’s an ideal mix, resulting in one-of-a-kind living spaces that radiate with light, energy and creativity.

Details matter here, cabinets, fixtures ‚Äď each has been carefully selected to work together to create a welcoming and inspiring living environment. The building also features amazing unobstructed views of Downtown, Elysian Park and surrounding communities. It is an historic building with original architectural elements and two new modern penthouse floors. The residents of lofts enjoy designated parking in gated and adjacent garage. The building is further diversified with ground floor retail.

Alta Lofts Community

The bottom level is made up of 2-story and 3-story lofts. The two top levels (5th and 6th stories) are composed of new metal construction in modernist style. The center of the building was cut out for the restoration to add light, air and openness to the building and loft units.

Stop by the open house, email alta@laloft.org¬†or call (213) 478-0499. The loft interiors feature high ceilings throughout ‚Äď 7‚Äô 10‚ÄĚ to 11‚Äô 6‚ÄĚ ceilings, with double height ceilings in select penthouse units ‚Äď18‚Äô to 21‚Äô6‚ÄĚ. Selected units feature private balconies. Most units feature exposed original walls and ceilings, in addition to original windows re-glazed with dual panes. A cool eclectic master touch is the sectional overhead doors on selected units. Floors 2, 3 and 4 come furnished with hardwood flooring. Some units are adorned with ceramic tile flooring in baths.

All lofts include Whirlpool stainless steel kitchen appliances, granite counter-tops, stainless steel kitchen sink, a 36‚ÄĚ refrigerator space pre-plumbed for automatic ice-maker, central heating and air conditioning with energy saving night set-back thermostat. Each loft is pre-wired for gas washer/dryer hookup, and each loft has energy-efficient fluorescent lighting controlled by Decora switches throughout. ‚ÄúMany who planned to live in Downtown Los Angeles end up choosing Alta because it is a chic, genuine loft building that is bigger, nicer and cheaper than other nearby lofts,‚ÄĚ says Corey Chambers, a Realty Source Broker Associate and Publisher of the L.A. Loft Blog. ‚ÄúA penthouse loft rental does not need to cost $4,000 per month.‚ÄĚ

REAL ESTATE NEWS FLASH – Downtown Lofts and Condos in a Normal Market #realestate #dtla

We will never hear this promo for the evening news: ¬†“Los Angeles real estate is normal — News at 11.” ¬†It might sound boring at first, but for those who are considering the purchase, sale or lease of a Downtown loft or condo, understanding the economics is definitely of interest, particularly for those who really value their dollars. ¬†NEW HOMES

new-homes-ten50-160918-mk82

First of all, most people have a hard time believing or understanding that the real estate market in Downtown LA is normal. ¬†What is normal? ¬†Well, in a sense, DTLA real estate cannot be called normal because it has a more rapid pace of growth and change than other real estate markets. ¬†Downtown has really exploded in population, infrastructure and home values over¬†the past 15 years. But aside from that, recent prices in Downtown have¬†risen at a relatively calm yet still brisk annual rate of 6% for condos, with rental prices increasing at about 7%. ¬†This has caused most developers to focus on building apartments for lease instead of condos¬†for sale. ¬†Only three condo projects¬†are currently under construction in Downtown, while more than a dozen rental apartment projects are under way. That means that renters are expected to make lots of long-term¬†profit¬†for apartment developers, at the cost of neglecting¬†the renter’s¬†own real estate portfolio. Because real estate is the largest investment that most people make, long-term renters risk neglecting their retirement potential. #news

In a normal market, successful real estate investors focus on the fundamentals:  Interest rates are near historic lows, which is good for buyers and sellers because it means that buyers can pay a higher purchase price for a property and sellers can get more for the sale of their homes. In a normal market, it is financially desirable for most to buy rather than rent.  Currently, there are an unusually large percentage of renters in Downtown because many still strongly remember the crash in home prices in 2009. Those who might prefer to own, yet decide to put off a home purchase, will likely find that themselves locked out of the market for more than 15 years to come as they watch Downtown continue to soar beyond normal expectations.

Downtown LA Lofts for Lease, Condo Rentals and Apartments For Rent #DTLA #apartments

Renters continue to pour into Downtown Los Angeles.  The L.A. Loft Blog team receives up to 100 calls per day from prospective new Downtowners who are searching for a good deal on a cool Downtown loft, hip condominium or chic apartment with high ceilings, lots of windows and natural light, no carpet, and walkable to restaurants, coffee, shops, bars, pubs, entertainment and Metro transportation.

garey-bldg-constr-03-e-mk

The biggest problem for prospective Downtown renters is that most of the best deals are hard to find, and difficult to access. ¬†The¬†most amazing lofts with the lowest rents are often unadvertised, they don’t cooperate with agents, and they have waiting lists, so they don’t always answer the phone.¬†One new well-designed apartment complex in the Arts District is already rented out at 95% capacity¬†before construction is even completed. The rent is as high as¬†$3,000 for around 600 square feet.

Beat Out Other Renters To the Best Deals

It is possible to get access to rental bargains that other renters have no clue about. Most renters are unaware that they can get free assistance¬†from a Downtown rental specialist for many of the best condos in Downtown. ¬†Rather than missing¬†out on the perfect place, renters can even get help with ALL¬†of the rentals, get priority viewings and save hundreds or thousands of¬†dollars on rent. It’s called the L.A. Loft 3-Hour Tour, and is an absolute must for anyone moving to Downtown L.A. from out of town, or those¬†who would like¬†to get three weeks worth of searching done in 3 hours. Most Exclusive Condominiums in Downtown Los Angeles – Buying, Selling, Renting

As Downtown Los Angeles transitions into a full-fledged luxury market, buyers, sellers and renters are looking for deals that are better than what the general public is able to get. #realestate #dtla

downtown-la-lofts-exclusive

As the Authority In The Downtown Los Angeles Real Estate Market, the L.A. Loft Blog presents in this article extremely valuable information about exclusivity as the basis for stand-apart success in DTLA real estate. The average home in Downtown is now more than $600,000. The affluent buyer, seller and renter is extremely responsive to and dynamically influenced by exclusivity.

When Downtowners focus on exclusivity, buyers, sellers and renters will switch their mindset and behavior into one alignment and cooperation.

This is a million dollar strategy to start now, if you haven’t. For sellers, concentrate on what is going to attract the largest number of buyers. Buyers get best results when they concentrate on gaining access to the largest number of properties for sale, including the largest number of unlisted homes, pocket listings and off-market properties. Renters find the best deals on the most amazing lofts for lease when they gain access to the unlisted, unadvertised rental bargains.

find-out-soldBUT… let‚Äôs make it more exclusive.

Sellers attract the largest number of high-paying buyers  when they can get access to the pre-qualified buyers on retainer, ready to buy. A Guaranteed Sale Program will help to ensure that the property will sell for the most money, fastest and with less hassle guaranteed or the agent will buy it.  Details of this program are at www.GuaranteedSaleSoCal.com

For buyers, getting priority access to houses the buyer can’t find on their own or on the internet or from most agents. This method of beating out other buyers to hot, new listings is called a VIP Buyer Program. Free access to the program is at www.LALoftVIP.com while renters can save a lot of time and money by getting exclusive access to more Downtown loft bargains rentals at www.LALoftTour.com.

Broadway's New Upscale Shopping
Broadway’s New Upscale Shopping

Now that Downtown Los Angeles has become an upscale community, exclusivity is most likely the #1 differentiator for success in a real estate transaction. In an extremely competitive market like Downtown, doing things differently is better. Being different ad-upscale-domain-rsiallows one to bypass some of the competition, thus gaining more access, and saving a lot of money. Being EXCLUSIVE is the best of being different. Exclusive IS different.

Ten years ago, buyers could find exclusive deals on the internet. But today, many buyers might feel empowered by the internet, only to find that the world wide web is no longer exclusive. It is used by virtually everyone.  Anyone involved in Downtown real estate, even renters, must also employ the power of offline in order to reach all of the best opportunities.

Bottom line here and my point is that it’s way easier to be exclusive than it is to be better and many times more powerful, easy to define and measure results as well.  The latest example: Jim and Julie just got their Downtown highrise condominium unit into escrow in record time, at the highest price per square foot ever for that type of unit in the building. At the same time, the buyers were able to get one of the best views in Downtown Los Angeles for the lowest price of any highrise view condo in Downtown. This successful escrow happened because of the exclusive, offline methods employed by both the seller and buyer.  The seller used a Guaranteed Sale Program, while the buyer took advantage of a VIP Buyer Program.

Homeowners Gain More Ground Over Renters

Short Term rentals at Metro 417Based on numbers recently released by the National Association of Realtors and Rent.com, the average renter is pretty much throwing their rent away every single month. It’s not helping them build net worth at all. And if we take a closer look at the numbers, homeowners’ net worth is more than 45 times greater than that of renters.

So, yes‚ÄĒthe fact that people buy homes to build equity‚ÄĒthey‚Äôre right. If they own a home, they will build equity. They will build family wealth.

88 percent of property managers raised their rent in the last 12 months. And there does not appear to be any signs of stopping. That‚Äôs according to the Rent.com report. So almost nine out of ten places, rent went up. 68 percent of property managers predict that rental rates will continue to rise in the next year by an average of 8 percent! ¬†That‚Äôs not stable. It‚Äôs not stable to your pocketbook. And probably the most amazing revelation from this survey was that 53 percent‚ÄĒmore than half‚ÄĒof the property managers said that they were more likely to bring in a new tenant at a higher rate than negotiate and renew a lease with a current tenant they already know. They‚Äôll throw their existing tenant out to move the new tenant in‚ÄĒin more than half of the locations. No loyalty there. No loyalty means no stability. No safety in knowing that you‚Äôre going to be there for any length of time.

Located in the heart of LA.

This live-work building has the elegance of luxury living and the convenience of a metropolis for busy professionals. It’s the perfect combination for both.

The opening of Ralph’s, the first supermarket downtown in decades, certifies the rebirth of the district as a neighborhood.

Located on restaurant row, two blocks from Ralphs’ Fresh Faire, and a block from Louies Gourmet Market,  grocery shopping is easy.  Located across the street from the Post Office and Macy’s Plaza, next to Coffee Bean, two blocks from Kinkos, Fed Ex, and Bank of America, projects are a snap.  The opening of Ralph’s, the first supermarket Downtown in decades, certifies the rebirth of the district as a neighborhood.

Shopping. From high-end fashion to bargain hunter’s dreams, everything is available downtown.

Macy‚Äôs Plaza, right across the street, includes not only a top quality department store, but also such conveniences as Victoria’s Secret, Bath & Body Works, Casual Corner, Border‚Äôs Express.¬†

Bargain secrets like Santee Alley and The California Market Center in the garment district present miles of fashion at wholesale prices.   The nearby jewelry, toy and flower districts afford incredible opportunity and selection.  The central market place for wholesalers on the west coast is in your backyard.

Chinatown, minutes away by DASH bus, offers not only Asian specialties, but a selection of fresh seafood and poultry hard to beat anywhere in Southern California. ¬†Within walking distance, the Grand Central Market is a food-shopper’s paradise.

A great neighborhood and barely 10 minutes away from Nokia, Staples, Cineplex, Disney, and 30 restaurants and bars, planning an entertaining evening is extremely convenient and simple.

Nightlife

Downtown used to close up at 6:00 PM, but not anymore. When the sun sets, the excitement rises.

Whether it’s salsa dancing at the Mayan, martinis at LA’s hottest rooftop bar, The Standard (and don’t sweat parking, it’s 3 blocks from your door), or partying into morning at those secret after-hours clubs that only downtowners know about, you can join the A-listers where the action is.

New hot-spots are constantly arising (like the recently arrived Gavin’s) and the best nightlife in town just keeps getting better.

Sports & Recreation

If you want to watch great athletes up close, you’re in the right spot. Major League Baseball is just to the north at Dodgers Stadium. Football is just to the south at USC, NBA basketball, NHL hockey, boxing and more are even closer at Staples Center.

The 24-hour in-building fitness room will offer workout time on your schedule. You can have you own holiday on ice during winter with ice skating (that’s right!) in nearby Pershing Square.

Arts and Culture

Close to venues for Live Theater, Opera, and Ballet.  Art museums and hip galleries. Music from the classics to experimental that’s beyond the cutting edge…

Downtown’s the arts center of LA and just blocks from 655 Hope Lofts. ¬†The premier theater venues of The Ahmanson and the Mark Taper Forum stand close by the opera and ballet palace, the Dorothy Chandler Pavilion.

Disney Concert Hall and REDCAT present world-class artists performing the complete range of concert music.

The Museum of Contemporary Art is close enough to be a local hangout. And you’re in walking distance of the endless fascinations of the Los Angeles Central Library.

Architectural Heritage

LA’s architectural signature, the City Hall tower, looks down on a rich field of historical and fascinating buildings.

The landmark Central Library is just around the corner.  The Financial District preserves some of LA’s classic 1920’s buildings. Art deco flourishes greet the eye on practically every block. Broadway’s preserved movie palaces are a wonder to behold. The futuristic freedom of the shining Disney Concert Hall always amazes the gaze.

For an ‚Äėinsider‚Äôs tour,‚Äô surprise your visitors with the Bradbury Building, whose drab brick exterior conceals an interior gem of unique fin-de-siecle design.

Transportation

Up to now, very few of our buyers thought of giving up their cars to commute to work but with the Metro under their building, getting a ride to Korea Town, China Town, Universal City, Hollywood, Pasadena, and Long Beach Harbor for $1.25 sounds really appealing: no more driving in peak hours, no more worrying about drinking and driving, and no more parking issues.

And, how about the Metro link system to spend a weekend in Santa Barbara, San Diego or even San Francisco. It just keeps getting better. You could be reading the paper or a book while others are wearing out their brakes.
