To help renters, buyers, sellers and landlords, the L.A. Loft Blog presents a list of Downtown specialist Realtors, real estate agents and brokers who have more information on more lofts, condos and apartments in Downtown, and who can give the pros and cons of each of the 96 residential buildings. Best yet, Downtown real estate specialists can help renters and buyers to actually get inside of the buildings because they have the door codes. This list focuses on agents who are the best known for specializing in helping renters, buyers, sellers and landlords for Downtown Los Angeles lofts and condos. Many of them are also members of the Downtown Real Estate Association. Here are the Downtown specialist real estate agents:

Loft Blog.  Like keywords on a web page, tags can help you quickly find what you are looking for, so I will discuss each tag so that Downtown loft buyers, sellers and renters will know why so many people have searched and clicked on the posts.  Here are the tags for the most popular Loft Blog posts:

Arts District
Arts District

Arts – It’s no wonder that so many people have searched and clicked on the word “arts” when they are reading the L.A. Loft Blog.  Downtown Los Angles is the center of arts in Los Angeles; that’s why Downtown has it’s own Arts District, which once was a neighborhood known for big, cheap defunct warehouses converted into live-work rental lofts where artists could create big projects at lower cost.  The Arts District has since transformed into an up-and-coming neighborhood, now come into its own as the world renown epicenter of creativity and modern culture.

The words “Buyers agent” are popular on the LA Loft Blog because our team started off as buyers agents, helping renters and buyers to find lofts in Downtown.

CA and California – are obvious because we are in Los Angeles, California, and a fair number of people move here from across the U.S. and worldwide.

Corey Chambers –  Is me, the author of the L.A. Loft Blog, Realtor Corey Chambers.  I’m a Estate Agent with Realty Source Inc.

Condo, condominium, condominiums, condos – These are individually-owned residential housing units inside of large multi-unit buildings.  In Downtown, more than half of these condo buildings are industrial or commercial conversions with live-work lofts created under the City of Los Angeles Adaptive Reuse Ordinance.

corey@laloft.org is my email address.  Feel free to email me with any questions or comments.

District – a smaller official neighborhood inside the larger neighborhood of Downtown Los Angeles

Downtown Los Angeles – The place where it all happens.  Downtown L.A. is the new center of the universe!

Factory – This word belongs to several things in Downtown, including Factory Place Arts Complex, the rental lofts building where we worked for many years.  The Factory Kitchen is now there as well.  Downtown is also home to Toy Factory Lofts.

For Sale – Many potential loft and condo buyers visit LAloftBlog.com to see Downtown Los Angeles property listings of properties for sale and for lease.  Sellers also contact us to sell lofts because we have more than 600 buyers in our database, allowing sellers to get more money faster with guaranteed results*.

Historic – Downtown Los Angeles is home to many historic buildings that are significant in importance due to their rare artistic beauty and their bestowing of lessons from the past.  Several of the lofts for sale can provide the opportunity for special tax savings.   The Mills Act can bring potentially huge savings off of Los Angeles County property taxes.

LA – That’s short for Los Angeles, spanish for The Angels.  That should probably now be changed  to The Dodgers, which would be Los Esquiveros in spanish.

laloft is the username that our team uses on some websites.

LAloft.org is our other website that also has links to Downtown properties

LA Loft Blog ( LAloftBlog.com ) is what you are reading now.  The authority on Downtown residential real estate.

LA Rentals – The L.A. Loft Blog and our team provides up to three times as many rental options!  Search the blog or go direct to the agent lease listings at LAloftLease.com.  If you’d like extra help with up to three times as many rentals, then check out the 3-hour private tour at LAloftTour.com

Loft – That’s those big boxes that people can live and work in.  They also make a great canvas for creating your own work of three dimensional art called a home 🙂

Lofts Downtown Los Angeles – This is the way that most of my clients want to live —  big, open spaces in an exciting, fun walkable urban neighborhood with restaurants, bars, pubs, entertainment and transportation.

Loft Rentals – Renting is all the rage for those who prefer instant gratification, freedom and cash liquidity.

Lofts For Sale – For those who prefer to own their own destiny in Downtown, feel the pride and reap the rewards of home ownership, such as growing equity and return on investment in the most exciting place on earth.

Lofts in LA – There are a few lofts in other parts of L.A., but Downtown has by far the largest concentration of lofts.

new lofts – New lofts are old buildings that have recently been converted to live-work condominiums for sale or lease.  Many buyers will choose a new loft over a resale when given the chance.  The most recent new lofts were Barker Block Warehouse One.  Currently, there are no new loft conversions under construction, and none planned for the near future.

pocket listings – The biggest secret in Downtown Los Angeles real estate are pocket listings and other unlisted lofts.  Prospective buyers who are not on a the VIP program with the  L.A. Loft Blog team are missing some of the best deals on the most amazing lofts that are not on the MLS.  Most other agents do not have access to all of the pocket listings.

real estate – That is the properties for sale and for lease, and the loft that you will own if you buy one.

Realtor® is a licensed real estate agent who is also a member of the Association of Realtors.  Association of Realtors provides high standards, defined practices, tools and resources for real estate agents and brokers.

realty – A real estate company

secret inventory – This is unlisted properties and pocket listings that are for sale but not listed on the MLS and generally not found online

target downtown los angeles – Target store is the popular discount store, opened in Downtown in 2013

warehouse – The Arts District of Downtown has a couple loft buildings with warehouse in the name, including Barker Block Warehouse 1 and Toy Warehouse.

www.laloft.org is our other website that also has Downtown loft listings

Live in a Beautiful Downtown Loft and Save Money on Transportation in Los Angeles

In addition to offering an open, creative space with lots of windows and light, the ideal loft is just steps away from coffee, restaurants, groceries, shopping, bars, pubs, theaters, entertainment and transportation.  The Metro stops throughout Downtown provide easy access to countless great destinations.  To take full advantage of Downtown’s central location to the greater Los Angeles area, most loft residents own a car.

The loft of your dreams should include a plan for parking.  Where are you going to park?  How hard will it be to find parking for your friends and family when they come visit you?  Parking availability has not always been scarce in the downtown area.  But now, leaving your car at home makes getting out a lot easier.  If you live in Downtown Los Angeles you probably know that it’s life is easier if you’re willing to walk or ride a bike.

Living in Downtown Los Angeles can appear to be a nightmare to buyers when they begin to think about parking.  However, living in Downtown Los Angeles can actually help save you some of the money you spend on your car.   Because geographically it is at the center of this great hub of the Los Angeles basin, the current and future metro lines all eventually lead to Downtown.  And as the Metro extends it’s web accross the county, the lines start where you live.

There are four very important Metro stations in Downtown Los Angeles.  From these stations you can travel any direction from Downtown; north, south, east, or west.  At all of these stations you can access the Purple Line which runs  north to Koreatown and the Red Line going west to Hollywood.  At the 7th Street Station you access the Blue Line which goes south to Long Beach, and from Union Station the Gold Line goes East to Pasadena.

metro-blue-line

Using these main arteries of public transportation gets you easily to other major city centers at the cost of only a few dollars, and after getting comfortable with taking the Metro the greater LA area is your oyster.  But let’s not forget that Downtown remains the pearl.  This is where local public transportation becomes unnecessary and too costly.  Unlike the BART system of San Francisco or the New York Metro System which charges by the distance travelled, the LA Metro System continues to charge one fee per ride, no matter what the distance.

To leave your car at your home you will need to walk, ride a bike, or take a taxi.  This is easy considering that most destinations like the Disney Center and LA Live are only a few blocks away, or Little Tokyo or the Arts District a mile or more from your home.  With increased safety measures throughout the city, both publicly and privately funded, brighter and better lighting filling the city, at night, and the increased amenities for cyclists throughout the city it is easier to be healthy and save money.

SpringStOfficeshot

While few Los Angelinos would be able to envision a world without their car, living in a beautiful Downtown loft can help you save money and maintain a life with a car.  And the state of transportation appears to be the same, you still need a parking space.

Avoid Downtown Parking Disasters
Avoid Downtown Parking Disasters

As Downtown Los Angeles has transformed from a place of urban decay into today’s exciting renaissance, parking spaces are getting more use.  Open parking lots in the Historic Core and South Park have transformed into pretty parks and private buildings.  The Arts District that was once known for having plenty of free parking is now running out as people flock to Urth Caffe, Wurstkuche, Church & State and Bestia, visitors to Barker Block, Toy Factory and Biscuit Lofts are no longer finding abundant parking spots.  More parking meters are expected to be placed where there were none.

To make matters worse, the developer of some Downtown’s most renowned and respected lofts is being sued right now for selling parking bogus parking spaces.   Imagine buying a loft with parking and then finding out later that someone else owns your parking space and you cannot use it any more.  It has happened more than once.  That is why it is incredibly important for loft buyers to have an agent who is knowledgable about parking in the desired neighborhood.  When a buyer gets help from an agent that knows the parking situation, buyers can avoid possible disasters such as expecting to have parking in the future and then having none.

South Park: A Neighborhood Of Modern Renewal in Downtown LA

South Park Los Angeles

South Park is a neighborhood that is nestled in the southwest corner of Downtown Los Angeles.  In recent years, South Park has become a neighborhood with modern expansion of residential high rises, sports stadiums, concert arenas, and luxury restaurants and hotels.  It has become a city for the successful and the ambitious.

In South Park with the median age is 23, has the lowest for any city in L.A. County.  The percentages of residents who are 34 or younger is among the county’s highest.  It has become a youthful and diverse area in LA County.

Imagine living in a brand new building and just a walking distance to LA Live, Staples Center, and the LA Convention Center.  There’s a pulse and energy to this vibrant urban area where there is always something to do and something going on.  You’ll find your days function better with the right combination of excitement, and ease of getting from where you live to where you play.

South Park is an area that is dedicated to safety, it has one of the lowest crime rates of any Downtown neighborhood.   The Safe Team of South Park Business Improvement District (BID) patrols all day, every day on bicycle and foot throughout the South Park district. In green shirts and black pants, they are on the road making daily contact with merchants, visitors, and residents.

South Park BID provides a 24/7 Safe Walk Service within it’s district boundaries.  The Safe Walk Service is designed to ensure safe arrivals by providing walking accompaniment to residents, employees, and visitors who may feel more secure when accompanied by a District Safety Officer rather than walking alone.

An abundance of choices are within walking distance.  Some neighborhoods tout their mall as the special place to be.  When you live in Downtown LA, you have malls, too.  But beyond the ordinary shopping experience, downtown has boutiques, speciality outlets, and entire districts from which to choose.  Shopping bonanzas at wholesale prices, like the Fashion District, the Jewelry District, the Flower District.

Even though the area offers almost everything a great city can offer, residents need to get out and it’s quite easy to  do!  The area has a convenient terminal for the blue line at Pico and Union, making it easy for the residents to hope on the Metro and be transported quickly to the major hub of Los Angeles, Union Station.

Biggest mistakes being made today by buyers of new lofts:

Purchasing a loft property is often times different from purchasing a house or a condominium.  The best way to protect yourself from making mistakes that can’t be reversed is to bring a buyer’s agent.  Corey Chamber’s team offers years of experience specifically in Downtown Los Angeles and specifically with Lofts.  The following is a list of common mistakes buyer’s make and mistakes that Corey’s team can help you avoid.

1. Paying too much for the new lofts

2. Not using downtown loft specialist buyers agent

3. Not bringing agent with on first visit

4. Not finding out about defects in building

5. Not having the right strategies to negotiate with the seller

6. Not finding out about potential conflicts with HOA management and owners

7. Not finding out about potential health hazards near the building

8. Not seeing the alternative resale properties, including pocket listings, unlisted and unadvertised properties

Our free home buyer consultation is your first step to a successful home purchase.  Because we specialize in Lofts, we can tell you what to expect, both the good and the bad.  While being enthusiastic and energized is a good thing, and buyers may not want to hear bad news for fear of losing enthusiasm, we believe that understanding fully what is going to happen in a purchase will fight against buyers remorse and help a person be fully satisfied with a purchase of new home.

4) New Lofts:

New Lofts came onto the market this past weekend in Downtown Los Angeles.  Corey’s team has been following the construction of this warehouse conversion.  Many past blogs have been written to promote these new lofts.  These lofts are located in one of the hottest up-and-coming urban neighborhoods in the country.  Out of the 5,000 units under construction in Downtown Los Angeles, the new loft units only represent about 1% of the total! Given the low supply and the pent-up demand for new condos/lofts, you can only imagine the buyers’ interest this is bringing.

These loft units range in size from 679 to 2,000 square feet.  Twelve units will be open-style loft units ranging in size from 679 to 995 square feet and the remaining three units will be stunning two-story townhomes ranging from 1232 to 1355 square feet. Prices will start in the low $400,000 range.

Amenities onsite will include a gallery breeze-way; an outdoor lounge with green canopy, a water fountain, fireplace, and seating areas; and the outdoor furnished courtyard that was created by removing the original warehouse roof exposing the historic wooden trusses. The property also includes a state-of-the-art gym and pool.

5) Pocket Listing:

Corey’s team is contacted most often by purchasers that are interested in our pocket listings. With 10 times as many pocket listings, Corey’s team has provided more than 100 unlisted properties, secret inventory not available to the general public.

164137_kitchenThese special properties are sold privately and have yet to be listed on the Multiple Listing Service (MLS).  Many property owners want to sell their real estate, but do not want the aggravation associated with showing the property.  This is especially true in the loft market where sellers of real estate want buyers, not just curious people. For over a year Downtown Los Angeles lofts have been virtually sold out.

LINCOLN HEIGHTS – Larger Industrial Downtown Lofts at Lower Prices

The Lincoln Heights neighborhood in Los Angeles is technically not in Downtown, but offers Downtown lofts at lower prices.   Lincoln Heights is considered to be the oldest neighborhood in Los Angeles outside of Downtown, dating to the 1830s.  Located by Chinatown, Elysian Park, Montecito Heights and Boyle Heights, the area is perched on bluffs above the Los Angeles River and it was originally home to some of the city’s wealthiest residents. The early residents built a large number of Victorian mansions in the district (many of which have been preserved under the city’s historic preservation program).

ALTA LOFTS FOR SALE  |  ALTA LOFTS FOR LEASE

800px-Lincoln_Park,_Los_AngelesLincoln Heights is known for it’s beautiful Park.  It was one of Los Angeles’ first parks.  The park contains a large lake (Lincoln Park Lake, originally East Lake), a recreation center, a senior center, a playground, picnic tables, and ball fields.

Also in the area is the world renowned Brewery Lofts Artist Colony, the worlds largest artist loft rental complex.  The Brewery Art Colony, has been called the largest live-work artists’ colony in the world. The compound sits on twenty-one former warehouses with an old Edison power plant chimney dating to 1903; it contains house work studios, living lofts, restaurants and galleries.

2012-10-21 17.13.16The Brewery Art Walk is a twice-annual free event showcasing Los Angeles artists selling fine art at studio prices.  Artists open up their homes to the public and allow them to browse and purchase their artwork in their lofts.

The Brewery Art Colony consists of three and hundred twenty oversized artist lofts converted from the former Pabst Blue Ribbon Brewery. Zoned for live/work, the lofts house hundreds of artists working in dozens of media – from painting, sculpture and photography to industrial design, architecture and experimental new media.

Another artists community and loft rental complex is the Lacy Studio Loft complex.  Also called the Lacy Street Lofts, the Property’s 46 live/work studio units spread across a uniquely-urban-landscaped campus, 30+ foot ceilings with mezzanines and skylights, polished concrete floors, and painted drywall with exposed brick walls. All have units have operable windows and many have small outdoor areas.  These extraordinary spaces with tall ceilings, city views and skillful architectural detailing, are tailored to the needs of intensely creative artists and entrepreneurs involved in visual and performing arts, as well as all aspects of the entertainment industry.

This location has a lot going for it.  It is right next to the Metro Goldline, there is a park nearby, a local commercial neighborhood center is down the block, it has easy access to the L.A. River/Arroyo Seco, and it’s next to the 5/110 freeway interchange.  Lacy Street Studio Lofts has own art walk and art events.

reyes-humboldt-greenway-park-01The Edward Reyes Humboldt River Greenway project converted a 135-acre space, located between Avenue 18 and Avenue 19 in Lincoln Heights, into a storm water greenway.  It takes runoff-water though a storm drain beneath Humboldt Street and transports it through landscape features that cleanse the water of pollutants before releasing it into the Los Angeles River. The project includes vegetation, trees and an irrigation system.  The park is lit with solar lights, and includes bridges, drinking fountains and a bike stop for pedestrians.

New Lofts for Sale In Downtown Los Angeles – How To Protect Yourself

Click on Photo for Video of New Lofts
Click on Photo for Video of New Lofts

New lofts recently went up for sale.  Thousands showed up to see the new lofts.  The first release of 15 lofts sold out in less than two weeks.  The highly anticipated completion of these new lofts were shown to real estate brokers and their clients.  These lofts are located in one of the hottest up-and-coming urban neighborhoods in the country.  Out of the 5,000 units under construction, the new loft units for sale only represent about 1% of the total! Given the low supply and the pent-up demand for new condos/lofts, you can only imagine the buyers’ interest this is bringing.

The developer’s marketing hype was extraordinarily effective.  Many of the buyers overpaid, and were not informed about all issues, pro and con, related to the building an developer.  They joined previous buyer who paid too much 5 years ago, many of whom are still upside down and unable to unload their overpriced lofts.

IMG_3651Often times, important information is often not provided to buyers of new lofts.  This is particularly true if the buyer does not use a buyer’s agent, or if the buyer uses an out of area agent.  Most buyers should use a Downtown specialist realtor at no cost to the buyer to represent the buyer in their purchase of new lofts.

llEclQr6s6Xpfopw5bsas-ft1xRdK4ODbmXVxTR-Ui8Also, there can be previous issues with the developer with previous buildings, related legal issues, potential health hazards of neighborhood, lowest offer likely to succeed, lowest final sale amount likely to succeed, recent unposted comps and sold prices.  Our team offers disclosure of strategies and tactics used by the developer, pricing strategies of seller, tactics and strategies to counter the seller’s strategies and to obtain the lowest price and best terms for the buyer.

The number one tip is you must bring a downtown loft specialist to your very first viewing. Sellers often require it and you need an agent representing your interests.

Our free home buyer consultation is your first step to a successful home purchase.  Because we specialize in Lofts, we can tell you what to expect, both the good and the bad.  While being enthusiastic and energized is a good thing, and buyers may not want to hear bad news for fear of loosing enthusiasm, we believe that understanding fully what is going to happen in a purchase will fight against buyers remorse and help a person be fully satisfied with a purchase of new home.
