new lofts – New lofts are old buildings that have recently been converted to live-work condominiums for sale or lease. Many buyers will choose a new loft over a resale when given the chance. The most recent new lofts were Barker Block Warehouse One. Currently, there are no new loft conversions under construction, and none planned for the near future.
Biggest mistakes being made today by buyers of new lofts:
Purchasing a loft property is often times different from purchasing a house or a condominium. The best way to protect yourself from making mistakes that can’t be reversed is to bring a buyer’s agent. Corey Chamber’s team offers years of experience specifically in Downtown Los Angeles and specifically with Lofts. The following is a list of common mistakes buyer’s make and mistakes that Corey’s team can help you avoid.
1. Paying too much for the new lofts
2. Not using downtown loft specialist buyers agent
3. Not bringing agent with on first visit
4. Not finding out about defects in building
5. Not having the right strategies to negotiate with the seller
6. Not finding out about potential conflicts with HOA management and owners
7. Not finding out about potential health hazards near the building
8. Not seeing the alternative resale properties, including pocket listings, unlisted and unadvertised properties
Our free home buyer consultation is your first step to a successful home purchase. Because we specialize in Lofts, we can tell you what to expect, both the good and the bad. While being enthusiastic and energized is a good thing, and buyers may not want to hear bad news for fear of losing enthusiasm, we believe that understanding fully what is going to happen in a purchase will fight against buyers remorse and help a person be fully satisfied with a purchase of new home.

New Lofts came onto the market this past weekend in Downtown Los Angeles. Corey’s team has been following the construction of this warehouse conversion. Many past blogs have been written to promote these new lofts. These lofts are located in one of the hottest up-and-coming urban neighborhoods in the country. Out of the 5,000 units under construction in Downtown Los Angeles, the new loft units only represent about 1% of the total! Given the low supply and the pent-up demand for new condos/lofts, you can only imagine the buyers’ interest this is bringing.
These loft units range in size from 679 to 2,000 square feet. Twelve units will be open-style loft units ranging in size from 679 to 995 square feet and the remaining three units will be stunning two-story townhomes ranging from 1232 to 1355 square feet. Prices will start in the low $400,000 range.
Amenities onsite will include a gallery breeze-way; an outdoor lounge with green canopy, a water fountain, fireplace, and seating areas; and the outdoor furnished courtyard that was created by removing the original warehouse roof exposing the historic wooden trusses. The property also includes a state-of-the-art gym and pool.
Corey’s team is contacted most often by purchasers that are interested in our pocket listings. With 10 times as many pocket listings, Corey’s team has provided more than 100 unlisted properties, secret inventory not available to the general public.
These special properties are sold privately and have yet to be listed on the Multiple Listing Service (MLS). Many property owners want to sell their real estate, but do not want the aggravation associated with showing the property. This is especially true in the loft market where sellers of real estate want buyers, not just curious people. For over a year Downtown Los Angeles lofts have been virtually sold out.
