NOW TAKING APPOINTMENTS TO SEE NEW LOFTS IN DOWNTOWN L.A.
In Downtown Los Angeles there are over 5,000 residential apartment/lofts units under construction right now in Downtown LA, but these are set to be rented and not sold. This is the only development project that will actually offer condo/loft units for sale! The highly anticipated completion of these new lofts are being shown to real estate brokers and their clients this weekend. These lofts are located in one of the hottest up-and-coming urban neighborhoods in the country. Out of the 5,000 units under construction, the new loft units only represent about 1% of the total! Given the low supply and the pent-up demand for new condos/lofts, you can only imagine the buyers’ interest this is bringing. According to the co-developer, there are 2,800 registered on the interest list to see these units this weekend.
As construction is wrapping up at these new lofts, the developer is preparing to release 15 units to the public this weekend at a sales event that will run from Saturday to Sunday. These loft units range in size from 679 to 2,000 square feet. Twelve units will be open-style loft units ranging in size from 679 to 995 square feet and the remaining three units will be stunning two-story townhomes ranging from 1232 to 1355 square feet. Prices will start in the low $400,000 range.
Amenities onsite will include a gallery breeze-way; an outdoor lounge with green canopy, a water fountain, fireplace, and seating areas; and the outdoor furnished courtyard that was created by removing the original warehouse roof exposing the historic wooden trusses. The property also includes a state-of-the-art gym and pool. Parking for residents will be located in a parking structure just up the street. Yes, the parking will be deeded with the purchase of a property.
A little historical background: This loft conversion from a historic building was once the warehouse for the LA-based furniture company in Downtown LA, was built in the early 1900s. The furniture started in 1882 and lasted for 110 years before shuttering, sadly, in 1992.
For the better, gentrification is in full swing and in small ways the unique history of downtown Los Angeles has been preserved in the process. There has been a huge effort in all of the districts in downtown Los Angeles to breath new life, and the communities have been flooded with welcoming changes.
High-end restaurants, retailers, dogparks, mass transit expansion, bike lanes, increased policing and safety, grocery stores, gymnasiums, etc. New high-end hotels are being built, new museums are beginning to be constructed; and centers for some of the greatest sporting events, hollywood ceremonies, and cultural performances are front and center in downtown Los Angeles.

These lofts are real lofts, not a newly constructed building. These lofts are converted from a historical building and the developers have gone to great lengths to restore a building using the best upgrades both inside the units and within the structure itself.
Our team is now showing these New Lofts to our clients and we are accepting appointments. We cannot stress the importance to have representation when approaching developers to purchase these units. Important information is often not provided to buyers of new lofts. This is particularly true if the buyer does not use a buyer’s agent, or if the buyer uses an out of area agent. Most buyers should use a Downtown specialist realtor at no cost to the buyer to represent the buyer in their purchase of new lofts.
Corey Chambers and his team provides experience to protect his clients when purchasing new lofts like these and others that come onto the market. Such as, previous issues with the developer with previous buildings, related legal issues, potential health hazards of neighborhood, lowest offer likely to succeed, lowest final sale amount likely to succeed, recent unposted comps and sold prices, disclosure of strategies and tactics used by the developer, pricing strategies of seller, tactics and strategies to counter the seller’s strategies and to obtain the lowest price and best terms for the buyer.
