NEW HOMES IN DOWNTOWN LOS ANGELES

Although most homes for sale are resales, one out of four homebuyers purchases a new home. Which is better: existing or new?

The right answer, of course, is up to you. Both resales and new homes offer advantages. Existing homes are less expensive on average, and are generally closer to, and enjoy the warmth and surroundings of established neighborhoods with mature landscaping.

New homes, on the other hand, offer innovative use of space, greater energy efficiency and choices of options and upgrades. Everything is new and modern.

Most people consider both new and existing homes before they decide to purchase.

A new, special insider report entitled, “New Homes – 10 Tips to Save You Time and Money” has just been released which identifies invaluable tips to save you time and money when purchasing a brand new home. Also revealed are little-known buyer advantages that most builders may not tell you such as homes built on speculation for sale on the last lots which could save you money or allow you to choose more upgrades.

New Los Angeles Metropolis Condominium Prices
Special Preview of the Preliminary Price List

The actual price list has not yet been printed for the new super luxury Downtown highrise condos now under construction, but the L.A. Loft Blog has a special preview of the preliminary prices not yet released to the public. Monthly HOA dues are expected to be around 90 cents per sq ft. These prices are not official prices, and they are subject to change.  The smallest 526 sq ft studio is around $511,000, while the largest 1,720 sq ft 2-bedroom is about $1,576,000.  These are selling out now.  Get on the new condos interest list at https://laloft.wufoo.com/forms/metropolis-los-angeles-new-condos-interest-list/ Below are the preliminary prices:

If the economy continues to improve, the prices are likely to go up.  Savvy buyers and investors will take advantage of the risk-free early incentives to try to lock in an expected profit with the opportunity to cancel and get a full refund if desired. This strategy is usually in the buyer’s favor as the buyer may gain significant equity before actually committing to buying the property.

The developer recently began accepting deposits, and was offering $10,000 off the list price for the refundable early deposits with no obligation to buy during the construction process.  That has apparently changed.  A broker certificate for $2,000 off buyer closing costs is available from RealtySource Inc for qualified VIP buyers.
