Building and Neighborhood Appreciation Factors: A quick study of the Eastern Columbia building and its surrounding neighborhood shows much potential for appreciation. This one-of-a-kind Live/Work Loft building is a National Historic Monument, which is already known as the Dakota of LA. Luxury rental towers like LEVEL Furnished Living, Atelier, Eighth and Grand, and the extraordinary Freehand hotel make up part of this booming neighborhood. The high-end retail on the block also demonstrates how well this neighborhood is doing: Acne Studios, Il Café, Mykita, Mischelle Jilene, OAK NYC, Sara Palacios Design, Tanner Goods, A.P.C., Urban Shopping Adventures, HEX, and Aesop. Plans for the immediate neighborhood include: The Broadway Trade Center next door with over 200,000sf of high-end retail space on street level (think Gucci, Prada, Armani), Jordan Brand Flagship Store, Onni Group’s 50 story tower, and the Apple Store coming to the Tower Theater.  #dtla

Existing and future developments continuously add to the scope of the neighborhood, with the Eastern Columbia positioned in the heart of it all. These include Whole Foods, Ace Hotel, Orpheum Theater, and several new residential buildings recently completed and in the works. Bringing Back Broadway is planning the Downtown Streetcar’s route along Broadway, which will pass in front of Eastern Columbia building. As density pushes in, this desirable building, the Jewel of Downtown with the iconic clock tower will remain a bright beacon in the Los Angeles skyline.

Meet The New Los Angeles River

New Homes For Sale by the LA River

Water, the symbol of life, attracts civilization — except when it is storming and flooding. That’s why the once green Los Angeles River was paved over as a make-work project in the 1930s. While water features usually increase property values, the monstrous concrete eye-sore caused real estate to literally turn it’s head.  Homes that would normally face the water were built to face away from the ugly scene.   Eighty-five years later, this is now finally changing as the L.A. River goes green again with trees, fish and waterfowl, leading to new homes being built with river views.  #lariver #newhomes #dtla

LA Curbed recently reported on the plan to ecologically restore an 11-mile section of the Los Angeles River.  Eighteen projects are currently under way, including parks, bridges, houses, condominiums and lofts. Several new developments of houses and condos have already completed construction along the river near Glassell Park, Elysian Valley, Frogtown and Downtown LA.

Downtown Los Angeles Priority Rental Upgrade – First in Line for the Most Amazing Lofts

Downtown Los Angeles Lofts For Lease
Downtown Los Angeles Lofts For Lease

As the average rental in Downtown Los Angeles lofts and condos passes the $3,150 mark ($2,800 median rent), renters who are looking for an awesome loft and a good deal often see places that they like online, and then cannot get in to see the place, cannot reach anyone or lose the coolest rental to another renter. Renters looking under $3,000 are often ignored. But, no more! Instead of being forgotten, these renters can instead get treated like million dollar home buyers. Fortunately, there’s a new Upgrade Service that allows renters to get better, faster access to ALL of the lofts, condos and apartments that match their criteria from ALL of the landlords, managers and real estate companies.  #dtla

As The Authority of Downtown Los Angeles Residential Real Estate, the L.A. Loft Blog has the most comprehensive access to more amazing rentals than any other source.  This includes rentals that require a real estate agent to get in, unlisted lofts, and even rentals that are not on the internet. Renters who use this service find more rentals that they like to choose from, can usually apply for free, and save more than $600.00 on average. Best of all, it is the fastest, most complete and least risky way to find and rent a place around Downtown L.A.   #rentals  #lofts

TAX REFORM

Tax Reform 2018 Downtown Los Angeles, California Property Taxes

REAL ESTATE NEWS

As tax laws have changed at the beginning of this year, the L.A. Loft Blog presents this article to help homeowners, buyers and sellers to gain a basic understanding of the changes, and to minimize any drawbacks while taking full advantage of the financial benefits of the new rules.  While different items such as exemptions and deductions have gone up or down for various people, this post will focus on taxes that relate to L.A., CA real estate. For Downtown LA, owners of historic lofts continue to receive financial benefits through the Mills Act property tax law.  #taxreform #taxes #2018

Taxes depend on several factors such as whether the homeowners are single or married, and whether they meet several IRS rules.  The first $250,000 of profit is usually tax free for single ($500,000 for married). Several factors may be taken into consideration such as property improvements and expenses.  If it is not the property owners primary residence, they might be able to do a 1031 exchange when selling and buying a similar property. #millsact

Mills Act Historic Lofts

It sounds almost too good to be true to get paid to live in an artistic landmark and architectural masterpiece. But it is a fact. Many DTLA homeowners report savings of several thousand dollars per year off of their property taxes thanks to their amazing old building.  For helping to maintain the original look and character of the structure, homeowners have been getting up to 2/3 off of annual property taxes.

In addition to the amazing uplifting character of high ceilings and unique details, the Mills Act provides a great financial advantage for buyers and owners of approved historic loft condominium units, some of the most beautiful buildings in Downtown Los Angeles.

NEW LOFTS

New Downtowners and investors love it when old historic and industrial buildings are converted from useless dilapidated structures into repurposed residential live/work lofts with open space, lots of oversized windows and natural light, in the best walking areas near shopping, dining, entertainment and transportation. From 2000 to 2014, more than 20 buildings were converted. But in the last 3 years, there have been only modern construction condos, along with thousands of new apartment rentals not available for purchase. The good news is that this trend is changing.

The most recent loft conversion was Barker Block Warehouse One in the Arts District of Downtown Los Angeles. That was more than 3 years ago.

Where are the new Lofts in Downtown Los Angeles? When Barker Block Warehouse 1 opened in 2014, there was a mad rush on the very first day of sale, with more than 2,700 home seekers for less than 20 available units. The seller had a huge advantage.

For slightly larger medium sized lofts, the cheapest entry level lofts have tripled in price from around $150,000 in 2011 to around $450,000 today. There is currently one loft that is 860 sq ft asking just $412,000 at the SB Grand.
