Q: Hi Corey, I wanted to see if you could tell me if your Alta Lofts listing will require any seismic upgrading that would trigger HOA increases? Is it a true live/work space? What types of uses are allowed? What are the prohibitions? A: Alta and most other lofts received earthquake retrofits when they were converted to condo residences. I’m not aware of any additional seismic upgrading coming up. The homeowners on the board decide when HOA increases are necessary for any reason. Alta is a live/work loft building. Creative, office, arts, etc. The use must be appropriate for the building, and may not disturb the neighbors. Heavy industry and retail are not allowed. Smoking is not allowed at Alta. Using the gym and social room for customers is not allowed. There are likely other actives not allowed. The HOA may change the rules. CC&Rs are provided during escrow. #losangeles #pollution

A: While Zimas does not show air quality numbers measured at Alta lofts, there are pollution issues all around Downtown Los Angeles. Areas near traffic and freeways have lower air quality than small town, mountain and desert areas. Tests show that air quality issues are moderate at Alta Lofts.
