LINCOLN HEIGHTS – Larger Industrial Downtown Lofts at Lower Prices

View from Lincoln Heights Park

The Lincoln Heights neighborhood in Los Angeles is technically not in Downtown, but offers Downtown lofts at lower prices.   Lincoln Heights is considered to be the oldest neighborhood in Los Angeles outside of Downtown, dating to the 1830s.  Located by Chinatown, Elysian Park, Montecito Heights and Boyle Heights, the area is perched on bluffs above the Los Angeles River and it was originally home to some of the city’s wealthiest residents. The early residents built a large number of Victorian mansions in the district (many of which have been preserved under the city’s historic preservation program).

Lincoln Heights is known for it’s beautiful Park.  It was one of Los Angeles’ first parks.  The park contains a large lake (Lincoln Park Lake, originally East Lake), a recreation center, a senior center, a playground, picnic tables, and ball fields.

Also in the area is the world renowned Brewery Lofts Artist Colony, the worlds largest artist loft rental complex.  The Brewery Art Colony, has been called the largest live-work artists’ colony in the world. The compound sits on twenty-one former warehouses with an old Edison power plant chimney dating to 1903; it contains house work studios, living lofts, restaurants and galleries.

The Brewery Art Walk is a twice-annual free event showcasing Los Angeles artists selling fine art at studio prices.  Artists open up their homes to the public and allow them to browse and purchase their artwork in their lofts.

The Brewery Art Colony consists of three and hundred twenty oversized artist lofts converted from the former Pabst Blue Ribbon Brewery. Zoned for live/work, the lofts house hundreds of artists working in dozens of media – from painting, sculpture and photography to industrial design, architecture and experimental new media.

Another artists community and loft rental complex is the Lacy Studio Loft complex.  Also called the Lacy Street Lofts, the Property’s 46 live/work studio units spread across a uniquely-urban-landscaped campus, 30+ foot ceilings with mezzanines and skylights, polished concrete floors, and painted drywall with exposed brick walls. All have units have operable windows and many have small outdoor areas.  These extraordinary spaces with tall ceilings, city views and skillful architectural detailing, are tailored to the needs of intensely creative artists and entrepreneurs involved in visual and performing arts, as well as all aspects of the entertainment industry.

This location has a lot going for it.  It is right next to the Metro Goldline, there is a park nearby, a local commercial neighborhood center is down the block, it has easy access to the L.A. River/Arroyo Seco, and it’s next to the 5/110 freeway interchange.  Lacy Street Studio Lofts has own art walk and art events.

The Edward Reyes Humboldt River Greenway project converted a 135-acre space, located between Avenue 18 and Avenue 19 in Lincoln Heights, into a storm water greenway.  It takes runoff-water though a storm drain beneath Humboldt Street and transports it through landscape features that cleanse the water of pollutants before releasing it into the Los Angeles River. The project includes vegetation, trees and an irrigation system.  The park is lit with solar lights, and includes bridges, drinking fountains and a bike stop for pedestrians.

Arts District Lofts and Condos:  FOR SALE  |  FOR LEASE

With new lofts coming onto the market next month, our team is writing a series of blog posts on the Districts of Downtown Los Angeles.  If you are interested in purchasing a loft or just interested in the growing downtown area, it’s better to know the districts and loft buildings in each neighborhood.

The Arts District is full of industrial buildings that are now converted to modern lofts as well as newly constructed lofts FOR SALE and FOR LEASE.

In the late 60’s and early 70’s, a handful of determinedly urban-minded artists saw opportunity in the empty warehouses and began colonizing the area, converting former industrial spaces into roomy working studios, renting space for as little as a nickel a square foot and carving out living quarters, inventing the concept of live-work spaces. The City of Los Angeles acknowledged the reality of the situation and in 1981 passed the Artist in Residence ordinance, which allowed artists to legally live and work in industrial areas of downtown Los Angeles.

Arts District Downtown Los AngelesArt galleries, cafes and performance venues opened as the residential population grew and although they are mostly a transient phenomenon, they have assumed mythical status among the urban pioneer population. Al’s Bar on Hewitt just off Traction, in particular, served up groundbreaking punk rock from the mid-70s through the beginning of the new century, introducing generations of Angelenos to dozens of emerging groups (among them, Pearl Jam). The Atomic Cafe on 1st Street at Alameda was a popular artists;’ haunt in the late 60s and early 70s. Los Angeles Contemporary Exhibitions (LACE), created pioneering post-modern exhibitions at its gallery space on Industrial Street. Riverrun, on Traction, created a regular series of challenging conceptual installations.

Today the Arts District remains the home of artists, arts enterprises and many employed in L.A’s vast film and television industry .  The celebrated Southern California Institute of Architecture (SCI-Arc), now resides in the 110 year old, quarter mile-long former Santa Fe freight depot that stretches along Santa Fe between Third and 4th Streets. SCI-Arc’s reputation as an experimental anti-establishment school of architecture is a perfect fit withthe community’s somewhat rebellious self-image and its student population helps preserve the areas youthful character.

Arts District Lofts and Condos:  FOR SALE  |  FOR LEASE

With approximate limits of Second Street to Seventh Street and Alameda Street and the LA River, surprisingly, the Southeast section of Downtown from end to end is totally walkable. in the Arts District, where the graffiti is the art! In the 1970s, the old, industrial warehouses in this district, many of them railroad buildings, were converted into art lofts for both work spaces and, once the AIR ordinance was passed, legal living spaces. Sprinkled amidst these perimeters are the makings of a community rich in character, socially conscious boutiques and some of the best restaurants and bars.

The area features an eclectic mix of restaurants, cafes, boutiques, and galleries.

The district has some of the best example of lofts, including:

Barker Block lofts (510 S. Hewitt St.  |  530 S. Hewitt St.), Biscuit Company Lofts (BISCUIT COMPANY LOFTS FOR SALE),  Gallery Lofts (120 S. Hewitt St.  |  130 S. Hewitt St.), Molino Street Lofts (500 MOLINO STREET LOFTS FOR SALE  |  530 MOLINO STREET LOFTS FOR SALE), Toy Factory Lofts, (TOY FACTORY LOFTS FOR SALE), Toy Warehouse Lofts, (TOY WAREHOUSE LOFTS FOR SALE).

LA Art Walk:

The free, self-guided, public art phenomenon known as The Downtown Art Walk  brings together art lovers and community friends to the ever evolving downtown Los Angeles. With exciting and unique offerings around every corner, downtown celebrates the arts each and every month on the 2nd Thursday. Please refer to your calendar for specific dates. Hours vary by gallery, but can typically range from Noon – 10PM.

Many of The Downtown Art Walk activities take shape in and around the galleries predominantly on Spring and Main streets between 2nd and 9th streets. However, there is a plethora of art related events and openings, activities, and special programming that take place all over downtown.

For art buyers and true fans, arriving early offers a more relaxing stroll through the different galleries and art exhibits. As the evening progresses, more visitors descend on the area to meet up with friends and savor the local experience. Visitors and local downtowners can often be found patronizing the outcropping of local shopping, dining and entertainment establishments that have created the thriving, vibrant community.  The district has great restaurants and eateries that typify west coast culture!

Beat out other buyers to the best deals in the Arts District by getting priority access and proprietary information. The Exclusive Buyer Profile System saves Time and Money. Prospective home buyers simply say what they are looking for and get priority access to ALL homes that match their criteria, including Bank Foreclosures, Company Owned Properties and other Distress Sales.  No more wasted time looking at out-dated information in newspapers or searching the internet.
