Arts District
Arts District

Arts – It’s no wonder that so many people have searched and clicked on the word “arts” when they are reading the L.A. Loft Blog.  Downtown Los Angles is the center of arts in Los Angeles; that’s why Downtown has it’s own Arts District, which once was a neighborhood known for big, cheap defunct warehouses converted into live-work rental lofts where artists could create big projects at lower cost.  The Arts District has since transformed into an up-and-coming neighborhood, now come into its own as the world renown epicenter of creativity and modern culture.

The words “Buyers agent” are popular on the LA Loft Blog because our team started off as buyers agents, helping renters and buyers to find lofts in Downtown.

CA and California – are obvious because we are in Los Angeles, California, and a fair number of people move here from across the U.S. and worldwide.

Corey Chambers –  Is me, the author of the L.A. Loft Blog, Realtor Corey Chambers.  I’m a Real Estate Agent with Realty Source Inc.

Condo, condominium, condominiums, condos – These are individually-owned residential housing units inside of large multi-unit buildings.  In Downtown, more than half of these condo buildings are industrial or commercial conversions with live-work lofts created under the City of Los Angeles Adaptive Reuse Ordinance.

corey@laloft.org is my email address.  Feel free to email me with any questions or comments.

District – a smaller official neighborhood inside the larger neighborhood of Downtown Los Angeles

Downtown Los Angeles – The place where it all happens.  Downtown L.A. is the new center of the universe!

Factory – This word belongs to several things in Downtown, including Factory Place Arts Complex, the rental lofts building where we worked for many years.  The Factory Kitchen is now there as well.  Downtown is also home to Toy Factory Lofts.

For Sale – Many potential loft and condo buyers visit LAloftBlog.com to see Downtown Los Angeles property listings of properties for sale and for lease.  Sellers also contact us to sell lofts because we have more than 600 buyers in our database, allowing sellers to get more money faster with guaranteed results*.

Historic – Downtown Los Angeles is home to many historic buildings that are significant in importance due to their rare artistic beauty and their bestowing of lessons from the past.  Several of the lofts for sale can provide the opportunity for special tax savings.   The Mills Act can bring potentially huge savings off of Los Angeles County property taxes.

LA – That’s short for Los Angeles, spanish for The Angels.  That should probably now be changed  to The Dodgers, which would be Los Esquiveros in spanish.

laloft is the username that our team uses on some websites.

LAloft.org is our other website that also has links to Downtown properties

LA Loft Blog ( LAloftBlog.com ) is what you are reading now.  The authority on Downtown residential real estate.

LA Rentals – The L.A. Loft Blog and our team provides up to three times as many rental options!  Search the blog or go direct to the agent lease listings at LAloftLease.com.  If you’d like extra help with up to three times as many rentals, then check out the 3-hour private tour at LAloftTour.com

Loft – That’s those big boxes that people can live and work in.  They also make a great canvas for creating your own work of three dimensional art called a home 🙂

Lofts Downtown Los Angeles – This is the way that most of my clients want to live —  big, open spaces in an exciting, fun walkable urban neighborhood with restaurants, bars, pubs, entertainment and transportation.

Loft Rentals – Renting is all the rage for those who prefer instant gratification, freedom and cash liquidity.

Lofts For Sale – For those who prefer to own their own destiny in Downtown, feel the pride and reap the rewards of home ownership, such as growing equity and return on investment in the most exciting place on earth.

Lofts in LA – There are a few lofts in other parts of L.A., but Downtown has by far the largest concentration of lofts.

new lofts – New lofts are old buildings that have recently been converted to live-work condominiums for sale or lease.  Many buyers will choose a new loft over a resale when given the chance.  The most recent new lofts were Barker Block Warehouse One.  Currently, there are no new loft conversions under construction, and none planned for the near future.

pocket listings – The biggest secret in Downtown Los Angeles real estate are pocket listings and other unlisted lofts.  Prospective buyers who are not on a the VIP program with the  L.A. Loft Blog team are missing some of the best deals on the most amazing lofts that are not on the MLS.  Most other agents do not have access to all of the pocket listings.

real estate – That is the properties for sale and for lease, and the loft that you will own if you buy one.

Live in a Beautiful Downtown Loft and Save Money on Transportation in Los Angeles

In addition to offering an open, creative space with lots of windows and light, the ideal loft is just steps away from coffee, restaurants, groceries, shopping, bars, pubs, theaters, entertainment and transportation.  The Metro stops throughout Downtown provide easy access to countless great destinations.  To take full advantage of Downtown’s central location to the greater Los Angeles area, most loft residents own a car.

The loft of your dreams should include a plan for parking.  Where are you going to park?  How hard will it be to find parking for your friends and family when they come visit you?  Parking availability has not always been scarce in the downtown area.  But now, leaving your car at home makes getting out a lot easier.  If you live in Downtown Los Angeles you probably know that it’s life is easier if you’re willing to walk or ride a bike.

Living in Downtown Los Angeles can appear to be a nightmare to buyers when they begin to think about parking.  However, living in Downtown Los Angeles can actually help save you some of the money you spend on your car.   Because geographically it is at the center of this great hub of the Los Angeles basin, the current and future metro lines all eventually lead to Downtown.  And as the Metro extends it’s web accross the county, the lines start where you live.

There are four very important Metro stations in Downtown Los Angeles.  From these stations you can travel any direction from Downtown; north, south, east, or west.  At all of these stations you can access the Purple Line which runs  north to Koreatown and the Red Line going west to Hollywood.  At the 7th Street Station you access the Blue Line which goes south to Long Beach, and from Union Station the Gold Line goes East to Pasadena.

metro-blue-line

Using these main arteries of public transportation gets you easily to other major city centers at the cost of only a few dollars, and after getting comfortable with taking the Metro the greater LA area is your oyster.  But let’s not forget that Downtown remains the pearl.  This is where local public transportation becomes unnecessary and too costly.  Unlike the BART system of San Francisco or the New York Metro System which charges by the distance travelled, the LA Metro System continues to charge one fee per ride, no matter what the distance.

To leave your car at your home you will need to walk, ride a bike, or take a taxi.  This is easy considering that most destinations like the Disney Center and LA Live are only a few blocks away, or Little Tokyo or the Arts District a mile or more from your home.  With increased safety measures throughout the city, both publicly and privately funded, brighter and better lighting filling the city, at night, and the increased amenities for cyclists throughout the city it is easier to be healthy and save money.

SpringStOfficeshot

While few Los Angelinos would be able to envision a world without their car, living in a beautiful Downtown loft can help you save money and maintain a life with a car.  And the state of transportation appears to be the same, you still need a parking space.

Avoid Downtown Parking Disasters
Avoid Downtown Parking Disasters

As Downtown Los Angeles has transformed from a place of urban decay into today’s exciting renaissance, parking spaces are getting more use.  Open parking lots in the Historic Core and South Park have transformed into pretty parks and private buildings.  The Arts District that was once known for having plenty of free parking is now running out as people flock to Urth Caffe, Wurstkuche, Church & State and Bestia, visitors to Barker Block, Toy Factory and Biscuit Lofts are no longer finding abundant parking spots.  More parking meters are expected to be placed where there were none.

To make matters worse, the developer of some Downtown’s most renowned and respected lofts is being sued right now for selling parking bogus parking spaces.   Imagine buying a loft with parking and then finding out later that someone else owns your parking space and you cannot use it any more.  It has happened more than once.  That is why it is incredibly important for loft buyers to have an agent who is knowledgable about parking in the desired neighborhood.  When a buyer gets help from an agent that knows the parking situation, buyers can avoid possible disasters such as expecting to have parking in the future and then having none.

New Lofts for Sale in Downtown Los Angeles. Why a buyers agent that specializes in Lofts is essential!

Click on Photo to see Video of New Lofts

New Lofts are being sold in Downtown Los Angeles for the first time in a very long time.  Lofts have been sold out in Downtown Los Angeles and getting in front of other buyers is very important.  The best lofts in buildings get sold first and rarely are put back on the market.  Using a real estate agent who represents both buyers and sellers will often result in a higher purchasing price, and will often bring more problems for the buyer.

A Loft is not a Condominium or a house.  This is obvious, Right?  Well not really.  Even though Lofts have HOA fees, they are not Condominiums.  Lofts do not qualify for conventional loans and if a agent is not experienced they will not discover this fact until it is often too late for the buyer.

While lofts do not qualify for conventional loans it does not mean they do not qualify for mortgages.  It means that a purchaser, the real estate agent, and the loan agent must work to get documentation and contact lenders that will fund a loft.  Often, a lender will use conventional lenders and not find out until the end of escrow they can not use conventional lenders.  This will often extend escrow while appropriate lenders are found, or will end escrow and the seller will walk away.  Don’t let your dream loft slip from your hands because your agent and loan agent are at the beginning of the learning curve when it comes to Lofts!  Corey Chambers at the Keller Williams team are experienced in special lending terms and can help turn this nightmare into a advantage when competing with other purchasers.

Law suits is a ugly term.  But more than 20% of Loft buildings are in the middle of some law suit of one kind or another.  If you work directly with a developer to purchase a loft, or if you a use a agent that does not specialize in Lofts, chances are you will not be informed of existing law suits and how it affects the owners of the lofts in a particular building.  As a experienced loft specialist, Corey Chambers will let you know of impending law suits that a building may have.  Often many loft buyers complete escrow and find out later that there are outstanding law suits against a building.  A developer is not required to inform buyers of impending law suits.  Corey Chambers has a 100% satisfaction rating because he gives the buyers the bad news up front.

Corey searches for new lofts before they go on the market!

Pocket listings or secret supplies are common place in the loft market.  Many lofts are not listed on the MLS.  There are many reasons for this, but ultimately it means that there are beautiful lofts on the market that get over looked buy purchasers.  Corey Chambers has 100s of pocket listings for lofts for sale in Downtown Los Angeles.  Only a handful of agents specialize in lofts and developers use these specialist when they have earned their confidence.

Lofts are going to market this year, and there are fewer loft warehouse conversions available in the future.

Our team can provide the earliest viewings while most must wait until these Lofts open to the general population and most realtors.  We can submit the earliest possible bid to the developers before the competition comes into play, getting you ahead of the competition and inflating the prices for these Downtown Lofts! Buyers who see the new lofts early often get the best units at the lowest prices.

(Corey searches for lofts before they go on the market)

For over a year Downtown Los Angeles lofts have been virtually sold out.  Brand new lofts are going on the market in January.  Many buyers have been waiting for years to get a chance to be the first to purchase a loft in a building when it first goes on the market.

With 10 times as many pocket listings, Corey’s team has provided more than 100 unlisted properties, secret inventory not available to the general public.

These special properties are sold privately and have yet to be listed on the Multiple Listing Service (MLS).  Many property owners want to sell their real estate, but do not want the aggravation associated with showing the property.  This is especially true in the loft market where sellers of real estate want buyers, not just curious people.

Helping you get the earliest viewings possible while most must wait until these Lofts open to the general population and most realtors is Corey’s goal.  Submitting the earliest bid possible to the developers before the competition comes into play, getting you ahead of the competition and inflating the prices for these Downtown Lofts! Buyers who see the new lofts early often get the best units at the lowest prices.

As a loft specialist Corey can help you get the best price for lofts.  The developer’s goal is to get the highest price for lofts.  They often create bidding wars to inflate the price.  Corey’s goal is to get you the lowest price possible.

Also, developers are not required to inform buyers of outstanding lawsuits against a property.  Often buyer’s will purchase a property and will not find out the property has a law suit against it until they have purchased the loft.  Corey will help you make wise purchases by providing information other agents and developers keep from the buyers.  This is why Corey has a 100% satisfaction rating.

Working exclusively with buyers, Corey’s goal is to provide all information to the buyer’s, good and bad.

If you’re looking for a new loft in downtown Los Angeles, it’s good to know the neighborhoods.

It’s December 24th and in Los Angeles the temperatures are in the Mid-70’s!  If you’re like me you have done your shopping, wrapped your presents, and about to enjoy the last days of 2013 with family in friends.

With such great weather when all across the nation cities are covered in snow, airplane flights are delayed, and people are going to bed chilled and the heaters blasting, I try to remind myself how lucky I am to live in L.A.!

“The Chinese are the most knowledgeable and intuitive buyers I have,” told to ABC News. “You can’t sell to them, because they do their homework and come to you with a knowledge base that will amaze you. You have to gain their trust by adding value, meaning you have to tell them what they don’t already know. The more you can tell them in terms of financial issues, tax issues, the more they will respect you.”

More qualified buyers have chosen our team to help purchase Downtown lofts for the same reason as other buyers:  because we provide ten times as many pocket listings (unlisted properties), giving twice as many amazing lofts to choose from.  Most importantly, our team has the best reputation for providing more information about properties, pros and cons, so that buyers and sellers have more successful transactions.  That is why Corey Chambers, Realtor(R) is known as the Downtown specialist agent who has achieved 100% satisfaction and 100% positive financial success for every buyer and every seller of every real estate transaction completed.

Historic Broadway Building to Become Four-Star Boutique Hotel

52aa62b33bdeb.image

When Los Angeles preserves the historical buildings it insures it’s prosperity!

By Jon Regardie of DOWNTOWN LOW ANGELES NEWS – In one new project, Downtowners will see the continuation of two trends: the growth of the hotel industry and increased activity on Broadway.

A joint venture between developers Frank Stork, Channing Henry and longtime Downtown player the Kor Group has purchased the Case Hotel, a 1924 building at 1106 S. Broadway. They plan to turn the 107,000-square-foot edifice into a four-star boutique hotel.

The 13-story building, which is vacant now but recently housed facilities for the YWCA of Greater Los Angeles, sold for the asking price of $13.5 million. The acquisition was funded with private capital and a loan from Karlin Real Estate Lending.

A hotel operator and building transformation details have not been revealed, though the acquisition team said it intends to redesign the red brick and stone masonry property and target “Downtown’s growing population of creative professionals and leisure travelers.”

It is the latest move in the Central City for Kor Group, which was one of the first on the housing scene when it opened the Pegasus Lofts in the Financial District in 2003. The developer has also worked on the Eastern Columbia Lofts, Santa Fe Lofts and the Barker Block.

“We are thrilled to continue to participate in the re-emergence of Downtown Los Angeles,” the Kor Group’s Brad Korzen said in a prepared statement.

Stork and Henry are real estate veterans who have worked on numerous hotel projects in the United States and Mexico.

The project would continue a rush of development on the southern portion of Broadway in Downtown. An Urban Outfitters will open in the former Rialto Theatre at 812 S. Broadway next week and a boutique Ace Hotel, with 180 rooms, is scheduled to debut at 929 S. Broadway on Jan. 15.

Housing developers Barry Shy and Geoff Palmer also have plans to build residential complexes in the vicinity of Ninth Street and Olympic Boulevard on Broadway.

A timeline and budget for the new hotel project have not been announced.

Mike Condon and Ben Stapleton of Jones Lang Lasalle represented the purchasers in the transaction, while seller Jade Enterprises was represented by CBRE.
