Here are 5 ways to save money that buyers should consider before buying a loft, condominium or other home in the Los Angeles area.

It’s all about taking actions that other buyers don’t know how to do, or are afraid to do because they don’t understand the process.

Pocket Listings – A pocket listing is a property for sale that is not listed on the MLS, not on the Internet or not available to most real estate agents.  VIP buyers can get access to these off-market properties.

Early Offer – Place an offer with a viewing contingency before seeing the property so that you can take it off the market before other buyers have a chance to drive the price up.  Most buyers are afraid because this is counterintuitive, and other buyers do not understand that the offer does not become a valid offer until after you view the property.

Unsolicited Offer – Did you miss out on the perfect property?  Chances are there is one just like it on the floor above or the floor below. If you are a VIP buyer, your agent should send unsolicited offers to the similar units nearby.

Ask Questions – The more you know about a property and the seller’s goals, the more you will save on your home purchase. The best Downtown specialist buyer’s agents ask the best money-saving questions for the buyer, and buyer’s agents cost nothing to the buyer.  There is one particular questions to ask that, by itself, saves on average $8,000. Fixers and Raw Lofts – For investment purposes, you wan to buy the ugliest loft in the best building.  Windows and natural light are the most important, but even a dark loft can become cheerful with the right lighting fixtures. You or your friend must know how to turn the ugly duckling loft into a prince charming of a home.  Most people are not good at visualizing how to do that, so if you have the vision, take advantage of it.
