The LA River between Atwater Village and The Arts District is getting a whole lot of attention as local efforts to cultivate a more scenic and wild environment in what we all know as the concrete river are starting to look greener and more inviting year over year.  The LA River Masterplan seeks to ensure the river becomes more scenic.  The Los Angeles River flows 51 miles through some of the most diverse communities in Southern California. It stretches 32 miles within the City of Los Angeles alone, from Owensmouth in the upper reaches of the northwest San Fernando Valley, all the way to the border with Vernon at the southern end of Downtown. The River is typically dry during summer months and can become a river filled with raging waters during the rainy season. The Los Angeles River has a compelling history and innate natural beauty of which many Angelenos are unaware.  It’s no wonder developers see so much possibility for residential development with the promise of public access to trails and waterways.  See more about coming townhomes to the area that are not yet on the market.

DTLA Historic Core Lofts Anticipate Pershing Square Redesign And Welcome Two New Playgrounds

Historic Core Play Grounds
Historic Core Play Grounds Open in Pershing Square.

Historic Core  |  For Sale  |  For Lease

This has been a big week for Downtown’s Pershing Square. Part of DTLA’s Historic Core. Recently, a design competition launched to address who will ultimately overhaul the underutilized and sparingly adorned park. Its current concrete pad is really only utilized for the yearly holiday ice rink. Also, yesterday marked the opening day for a smaller but still very major alteration to the park: the addition of two playgrounds. The playgrounds are in the southern-ish part of the park, by Sixth Street, and they are pretty hard to miss, this news as reported by Curbed Los Angeles.

The new playgrounds have two areas for kids, one for children under 5 and one for children under 12 says a release from LA’s Department of Rec and Parks. The new play zones include a traditional merry-go-round, at least one slide, and so many things to climb—even a structure that looks like an enormous, scaleable spider web. The playgrounds both have that bouncy, rubberized flooring and, like the playground at Grand Park that opened last year, are surrounded by fencing.

If you’re looking to slip into DTLA’s increasingly pricey housing market, you may end up narrowing your search to Lofts. There are solid options in the Historic core of DTLA near to Pershing Square in the heart of Downtown LA.

The location is prime, not only because it’s close to public transit but because Pershing Square is poised for a major makeover that will transform it from an uninviting concrete plaza to a greener space with themed gardens and a large lawn. And, at the corner of Fifth Street and several loft buildings are in walking distance to the park and other popular destinations like Clifton’s Republic, the Last Bookstore, and Grand Central Market. #millsact

Lofts are a smart step up from a traditional apartment style condo in the same price range. Also, some historic building offer Mills Act tax advantages to owners. If you are looking for features like tall ceilings, polished concrete floors, and a contemporary kitchen have a look at our links to see what is available now. Remember, Lofts don’t come with rooms so you will have a chance to get creative when it comes to partitioning that space yourself if you want sleeping privacy from the live/work area.
