The Lincoln Heights neighborhood in Los Angeles is technically not in Downtown, but offers Downtown lofts at lower prices.   Lincoln Heights is considered to be the oldest neighborhood in Los Angeles outside of Downtown, dating to the 1830s.  Located by Chinatown, Elysian Park, Montecito Heights and Boyle Heights, the area is perched on bluffs above the Los Angeles River and it was originally home to some of the city’s wealthiest residents. The early residents built a large number of Victorian mansions in the district (many of which have been preserved under the city’s historic preservation program).

Lincoln Heights is known for it’s beautiful Park.  It was one of Los Angeles’ first parks.  The park contains a large lake (Lincoln Park Lake, originally East Lake), a recreation center, a senior center, a playground, picnic tables, and ball fields.

Also in the area is the world renowned Brewery Lofts Artist Colony, the worlds largest artist loft rental complex.  The Brewery Art Colony, has been called the largest live-work artists’ colony in the world. The compound sits on twenty-one former warehouses with an old Edison power plant chimney dating to 1903; it contains house work studios, living lofts, restaurants and galleries.

The Brewery Art Walk is a twice-annual free event showcasing Los Angeles artists selling fine art at studio prices.  Artists open up their homes to the public and allow them to browse and purchase their artwork in their lofts.

The Brewery Art Colony consists of three and hundred twenty oversized artist lofts converted from the former Pabst Blue Ribbon Brewery. Zoned for live/work, the lofts house hundreds of artists working in dozens of media – from painting, sculpture and photography to industrial design, architecture and experimental new media.

The Edward Reyes Humboldt River Greenway project converted a 135-acre space, located between Avenue 18 and Avenue 19 in Lincoln Heights, into a storm water greenway.  It takes runoff-water though a storm drain beneath Humboldt Street and transports it through landscape features that cleanse the water of pollutants before releasing it into the Los Angeles River. The project includes vegetation, trees and an irrigation system.  The park is lit with solar lights, and includes bridges, drinking fountains and a bike stop for pedestrians.

In Downtown Los Angeles there are over 5,000 residential apartment/lofts units under construction right now in Downtown LA, but these are set to be rented and not sold.   This is the only development project that will actually offer condo/loft units for sale!  The highly anticipated completion of these new lofts are being shown to real estate brokers and their clients this weekend.  These lofts are located in one of the hottest up-and-coming urban neighborhoods in the country.  Out of the 5,000 units under construction, the new loft units only represent about 1% of the total! Given the low supply and the pent-up demand for new condos/lofts, you can only imagine the buyers’ interest this is bringing. According to the co-developer, there are 2,800 registered on the interest list to see these units this weekend.

As construction is wrapping up at these new lofts, the developer is preparing to release 15 units to the public this weekend at a sales event that will run from Saturday to Sunday.  These loft units range in size from 679 to 2,000 square feet.  Twelve units will be open-style loft units ranging in size from 679 to 995 square feet and the remaining three units will be stunning two-story townhomes ranging from 1232 to 1355 square feet. Prices will start in the low $400,000 range.

Amenities onsite will include a gallery breeze-way; an outdoor lounge with green canopy, a water fountain, fireplace, and seating areas; and the outdoor furnished courtyard that was created by removing the original warehouse roof exposing the historic wooden trusses. The property also includes a state-of-the-art gym and pool.  Parking for residents will be located in a parking structure just up the street. A little historical background: This loft conversion from a historic building was once the warehouse for the LA-based furniture company in Downtown LA, was built in the early 1900s. The furniture started in 1882 and lasted for 110 years before shuttering, sadly, in 1992.
