The President of Downtown Los Angeles

Presidents Day is a great time to think about leaders and the future leadership of America. If anyone talks to residents of Downtown L.A., it’s pretty clear that most of them did not vote for Donald Trump. ¬† #dtla #president #oprah

oprah-winfrey-for-president

In fact, they seem to have someone other than The Donald or election loser Hillary in mind for the 2020 term. ¬†Oprah Winfrey For President billboards are already popping up in DTLA, possibly a premonition of what’s to come.

Downtown LA has been the venue for many protests against Donald Trump, opposing the KKK and resisting a fascist USA.

The Hollywood Reporter recently said that¬†Oprah Winfrey’s potential presidential bid is already seeing endorsements. While President Trump previously said he didn’t think that Oprah would run, calling her “insecure”, he also tweeted that he hopes that she will run.

Meanwhile, Downtown’s undeniably powerful urban culture continues to grow, outpacing expectations. While DTLA might not be the world’s most politically influential community, it is certainly a primary center of influence for the arts, and is the heart of the entertainment industry. ¬†Rapidly attracting the movers and shakers of modern business and transportation technology industries, lofts are very popular with creative urban dwellers. Hundreds of new homes are now under construction. Newly converted historic lofts have already been built and are expected to come up for sale.

Meet The New Los Angeles River

New Homes For Sale by the LA River

Water, the symbol of life, attracts civilization — except when it is storming and flooding. That’s why the once green Los Angeles River was paved over as a make-work project in the 1930s. While water features usually increase property values, the monstrous concrete eye-sore caused real estate to literally turn it’s head. ¬†Homes that would normally face the water were built to face away from the ugly scene. ¬† Eighty-five years later, this is now finally changing as the L.A. River goes green again with trees, fish and waterfowl, leading to new homes being built with river views. ¬†#lariver #newhomes #dtla

LA Curbed recently reported on the plan to ecologically restore an 11-mile section of the Los Angeles River.  Eighteen projects are currently under way, including parks, bridges, houses, condominiums and lofts. Several new developments of houses and condos have already completed construction along the river near Glassell Park, Elysian Valley, Frogtown and Downtown LA.

NEW LOFTS

New Downtowners and investors love it when old historic and industrial buildings are converted from useless dilapidated structures into repurposed residential live/work lofts with open space, lots of oversized windows and natural light, in the best walking areas near shopping, dining, entertainment and transportation. From 2000 to 2014, more than 20 buildings were converted. But in the last 3 years, there have been only modern construction condos, along with thousands of new apartment rentals not available for purchase. The good news is that this trend is changing.

The most recent loft conversion was Barker Block Warehouse One in the Arts District of Downtown Los Angeles. That was more than 3 years ago.

New Lofts Downtown LA
Where are the new Lofts in Downtown Los Angeles? When Barker Block Warehouse 1 opened in 2014, there was a mad rush on the very first day of sale, with more than 2,700 home seekers for less than 20 available units. The seller had a huge advantage.

New Constructon Lofts Downtown L.A.
While the neighborhood suffered from a glut of unsold properties 6 years ago, Downtown L.A. today is today experiencing a dramatic shortage with just a tiny inventory of affordable homes for sale. The lowest priced cool loft jus sold last month for $348,000 for 500 sq ft at the SB Grand lofts building. For slightly larger medium sized lofts, the cheapest entry level lofts have tripled in price from around $150,000 in 2011 to around $450,000 today. There is currently one loft that is 860 sq ft asking just $412,000 at the SB Grand.

New Lofts Development For Sale Coming Soon To Downtown Los Angeles
More than half of all of those who are thinking about owning a loft in Downtown will choose a new loft development in an historic or industrial loft building when given the opportunity. Recently, that chance has only come around about once every couple of years or so.

New lofts are popular because they combine the authentic urban character with convenient amenities, modern appliances and stylish finishes. They are often the best deal because the developer creates a glut of dozens of units for sale at a time that must be sold.

Other benefits of new lofts are an initial lack of lawsuits and litigation that plague nearly 20% of Downtown loft listings. While existing loft buyers often have issues getting a home loan, there is usually no problem getting financing at a new loft development as the developer has already connected with a lender who will provide loans on the special loft conversion condos in the formerly commercial building. There are pitfalls to avoid.

Buyers often make many mistakes when dealing with developers. In an extremely competitive environment, some buyers make the mistake of blindly trusting the seller, and then fail to get free representation from a Downtown specialist Realtor who can help the buyer to get as many advantages as possible over the seller and competing buyers. The most common and biggest mistake is innocently walking into a new loft sales office without an agent. The innocent visitor, who is just browsing, does not know that he or she will love the lofts until after seeing them. By that time, IT’S TOO LATE. The developer has already set up the potential buyer to waive several of their legal rights, starting with the right to free representation by a Downtown specialist Realtor. That is why everyone, especially first-time buyers, absolutely MUST bring a Downtown specialist real estate agent to the very first viewing to protect the buyer’s rights. Some unlucky buyers are never informed about all of the pros and cons of the building, and worst of all, some buyers never find out what is really the lowest price that the developer will accept. Many buyers pay $10,000 or more than necessary because they did not take advantage of a Guaranteed Savings Program such as Save10Grand.com.

Anyone interested in new Downtown lofts can request property descriptions, photos and an early viewing. Beat out other buyers to the best new lofts and best deals. Fill out the online form:

Top Investments and Best Deal Types in Downtown L.A. Condominiums   #dtla #bestdeals #investments

The best deals go quickly. That’s why smart home buyers are looking for better ways find special deals that offer more amazing lofts, condos and houses at lower prices and with higher return on investment. Buyers often look at only agent listings and the internet. Buyers miss out on the hard-to-find deals, and therefore risk missing out on just the right home. Here are some of the best solutions:

Best Deals –¬†Types of Distressed Properties and Other Bargains

New Construction Homes – New build homes often provide a superior deal because they are newer, with the latest technology and highest construction quality at very competitive prices.

Mills Act Homes – The state of California, along with counties and cities, provides a big discount on property taxes to owners of qualified historic lofts and buildings to help maintain the character of the structures.

Distress Sale – When a seller needs to sell quickly for any reason, or when the seller is having difficulty selling due to physical or legal condition of the property, it opens up the possibility of better negotiating power for the buyer, along with a lower price.

Bank Owned – When a home owner cannot pay the mortgage on time, the bank takes over the property, then sells it for whatever the market will bear, often at a very low price.

For Sale By Owner ( FSBO ) – Some owners prefer to sell their home themselves rather than using a listing agent. This can create a great opportunity for buyers to negotiate a lower price.

Expired – When a home is listed for sale but does not sell within the expected timeframe, it creates an opportunity to offer a lower price.

Foreclosures
Foreclosures

Foreclosures – When a home was not paid for on time, the property is taken over by another party, who often sells it quickly at a lower price.

REO РReal Estate Owned is a class of property owned by a lender, typically a bank, government agency, or government loan insurer, after an unsuccessful sale at a foreclosure auction.

Company Owned – Refers to a bank-owned or lender-owned property that has been taken over due to a foreclosure or similar action.

Estate Sale – When a homeowner passes away, the family or other heirs inherit and sell the property to distribute to the funds fairly to the new owners.

Probate Sale – When a homeowner passes away without a proper trust, a judge must oversee the transfer and sale of the property.

In Escrow – Many prospective home buyers give up when they hear that a desirable property is already in escrow with another buyer. Rather than giving up, the buyer can and should take steps to be an official back-up buyer.

Under Contract – A residential purchase agreement has already been signed, but the agreement may be canceled. Buyers can put in a back-up offer to take advantage of canceled contracts.

On Hold – The seller has decided not to sell the property for a certain period of time. The seller is likely making preparations to sell, and smart buyers will place an offer and then follow up frequently to get a great deal.

Vacant – Nobody is living at the property, so the seller could be paying mortgage and losing a lot of money. The seller might drop the price drastically, giving the buyer an excellent deal.

Divorce Sale
Divorce Sale

Divorce Sale – One of the fastest growing deal types, divorces are commonplace in Southern California, and create an opportunity where the property must sell more quickly, often at a lower price.

Auction РThe property sells to the highest bidder, often at a below-market price.  The auction process is often used for unsold new homes, foreclosures and bank-owned homes.

Pre-auction – When a home owner is late in mortgage payments, the property gets listed first as a pre-auction. Most auction listings are actually pre-auctions that will never go to auction, but offer a great chance to put in a profitable offer to the owner even if the unit is not listed for sale.

Pre-foreclosure – Before going into foreclosure, the property owner is often open to considering unsolicited offers, an excellent opportunity for savvy home buyers.

Raw Lofts – Loft developers sometimes do not complete every unit in a loft conversion condominium development. These raw lofts often sell at a lower price similar to other unfinished construction homes.

Off Market РAny property that is not listed on the MLS as Active is an off-market property.  These reduced-visibility listings and unlisted homes offer superior opportunities to get a lower price when other buyers do not see them.

Private Listings – Some home sellers do not want the general public (or tenant) to know that they are selling their home, so the seller chooses to keep the listing private and only offer to show it to buyers who are qualified.

Unlisted РProperties that are not listed on the real estate professionals MLS Multiple Listing Service.  With less competition, buyers can get a better deal and an easier negotiating process.

Pocket Listings
Pocket Listings

Pocket Listings – When a listing agent does not make the property information available to all other agents, the buyer can often get a better deal due to reduced competition.

Need To Sell Now – Homes that need to be sold immediately provide an excellent deal for buyers who are fully prepared and ready to grab a bargain.

Short Sales – When a home seller owes more than the property it’s worth, the seller can sell the property with the lender’s permission in a short sale. ¬†Short sales take longer and require twice as much negotiations, with the seller and also with the seller’s lender.

Unclaimed Homes – Any home that has not yet closed escrow can present a super deal for the buyer when the buyer implements superior search, bargaining and negotiating strategies.
