Should Buyers Place Offers Earlier or Later If Seller is Waiting to Consider?
Homes.com recently asked, “Is it better to place an offer early or a little later on a ‘hot’ property that will ‘look at all offers 2 weeks later?'”
The ultimate answer to low inventory is Pocket Listings!!
If the buyer really likes a property, and the seller is ready to consider offers, it is always safer for the buyer to place the highest and best offer as early as possible. Many sellers accept the first attractive offer and do not give the low offerers a chance to offer more. An earlier offer that is good often encourages the seller to accept early before higher offers come in. If the seller is waiting several days or weeks before considering the offers, the buyer should in that case consider waiting until the seller is ready to consider offers to help prevent a battle caused by auction effect.
Better yet, buyers can avoid the delays and avoid the competition. There is often a better way for buyers to get an amazing loft at a lower price: buy properties before they are listed to the public.
Some buyers have a huge advantage when they place an offer before the property is even listed on the MLS. Buyers who use a buyer specialist Realtor with large numbers of pocket listings sometimes have up to twice as many beautiful properties to choose from. These “pocket listings” or unlisted properties account for a growing percentage of successful real estate purchases in Los Angeles.
The #1 buyer’s agent specialist team in Downtown Los Angeles has provided more than 150 “pocket listings,” unlisted properties. These pocket listings have been amazing and fantastic deals. These properties are so good that nearly half of buyers with access to the pocket listings chose the pocket listings over all other properties on the market.
