Buyers appreciate exclusive opportunities to get a special deal on an amazing loft. Sellers love a speedy, smooth, successful transaction with a happy buyer. Pocket listings, along with other unlisted properties can present unique opportunities for buyers and sellers to connect in a way that fits the seller’s desire for more privacy, more control and less stress. #pocketlisting #unlistedhomes #losangeles | Blog Video

The National Association of Realtors recently announced the new Clear Cooperation Policy that requires Realtors to list the property on the MLS within one day after any public promotion of the property. Opponents of the new rule say that it’s unenforceable, and that sellers have the right to sell their home just as publicly, privately or leisurely as they choose.

The L.A. Loft Blog has received word that Downtown Los Angeles several loft pocket listings are expected to be coming up soon at Alta Lofts, Little Tokyo Lofts, Molino Lofts, Bartlett Building and the Douglas Building.

Electric Car Chargers – Downtown Los Angeles Condos with EV Charging Station

REAL ESTATE NEWS

Tesla is growing so fast that mainstream media cannot keep up with the news. Soon, however, everyone will have figured out that electric cars are taking over the auto industry. L.A. is already seeing quite a large number of electric cars on the road, as most auto makers scramble to compete in this booming market. #ev #charging #condos #dtla

Most condos now have some form of EV chargers, private or public. California law says that condominium HOA homeowners associations must allow electric car owners to install chargers for their cars, when reasonable.

The Electric Revolution is Here

Often, the quickest, easiest way to get electric charging station is to invite private companies like Chargepoint to come in and take care of it with a pay-per-use networked charging station. They will install the charger in a community space, and everyone can access, paying each time they use the charging station. The station at Alta lofts charges at 6.6kW per port and has convenient driver support phone number. About 70% of stations are free to use. Cities, states, government agencies buy the charging stations, as do condo homeowners associations. Alta charging station charge costs 50 cents plus 20 cents per kW hr. The HOA normally owns it, and pays Chargepoint some monthly fees. Residents get free parking at the charger while charging. When done, parking then goes to $5 per hour, so the EV owner is encouraged to move the vehicle promptly after charging.

Other buildings known to have EV charging stations include: Roosevelt Lofts. We’re told its in plans for the Griffin on Spring. Wakaba LA and Avalon apartments in Little Tokyo have EV charging stations for residents, where we’ve heard it costs somewhere around $175 a month (a good deal if a parking space is included).
