Why Downtown Los Angeles Loft and Condo Homeowners Have a Lot to Be Thankful For

Real Estate News – More than $2 billion in just a few years — that’s what we have gained in equity collectively in just the past 4 years as Downtown L.A. home owners. #invest #dtla
toy-factory-lofts-rooftop-pool-view-dtla-mk

And that does not even include wages, salaries, rental income and other investments that we made.  Add those in and we are taking in about a billion dollars a year. Not bad for one little neighborhood.

garey-bldg-couple-arts-district-c-e-mkWhile we rely on the greater trends of urbanization, metro transportation and other massive infrastructure improvements, Downtowners, the residents and entrepreneurs who built and expand the community, deserve credit for the foresight, risk-taking, innovation and hard work that has created a renaissance and force of renewal of unprecedented proportions.

DTLA continues to surpass expectations with an ever increasing brightness of the future.  Like the phoenix of Greek mythology, Downtown has come to symbolize rebirth and the ability to restart and relaunch our lives and businesses. It’s no wonder that so many singles move to Downtown to get their careers and lives going on the fast track to success.

Johnny Depp Sells Another Eclectic Downtown Los Angeles Penthouse Loft for $3.9 Million

Now Available For Sale, the DTLA penthouse condo units crown the Eastern Columbia Lofts, one the city’s most dramatic structures.

eastern-columbia-broadway-e-mk-depp

After recently disposing of the first and biggest of his five eclectically adorned penthouses in the Eastern Columbia Lofts, a landmarked Art Deco building in downtown Los Angeles, Johnny Depp has sold a second unit for $3.90 million. The $1,287.50 per square foot price sets a record in the Historic Core district of DTLA.

The 2-story corner condominium unit, Penthouse 3, includes 2,400 square feet with chevron-patterned hardwood flooring, dramatic chandelier lamps, tufted lounge, bold green walls, and high ceilings.  It comes with with a rooftop garden, skyline views and enclosed private terrace that provides direct access to the building’s common area rooftop deck with a pool, spa, and fitness center with a view.

The actor purchased all five penthouses for about $7.2 million between 2007 and 2008, keeping the original layouts.

ad-cp-divorce-hl-rsiIt’s not clear whether Mr. Depp, 53, decided to list the properties as a result of his divorce from actress Amber Heard, 30. Real estate professional Kevin Dees, son of famous Los Angeles radio host Rick Dees, is the listing agent.

Fans say that Depp is doing the right thing. “Get rid of the stain that was Heard, the cheap skank isn’t even getting the 7 million divorce settlement LOL” spouted one online loudmouth, calling the divorce a “smart move.”

Other fans rave about the A-list actors most recent public appearance: “Congratulations to #JohnnyDepp for receiving a prestigious award for his work with cancer patients & their families”  MORE INFORMATION  |  SOLD

Higgins Station: 2nd St / Broadway Metro Coming to Historic Core Old Bank Civic Center

Higgins Building to Get Convenient New Metro Station  #higgins #metro

2nd-broadway-metro-station

Now under construction by the Higgins Building, a new, upcoming Metro station is underway that will increase the convenience and value of what is already one of the nicest, cleanest, safest Downtown neighborhoods. The rich history of the birth of Downtown Los Angeles surrounds the location of the new higgins-metro-neighborhood-site-plan-j2nd St/Broadway Station. The streets of Historic Downtown Los Angeles include two nationally registered districts: The Broadway Theater District, which includes the remnants and renewal of twelve theaters within seven blocks, and Old Spring Street (also called Old Bank District), which is known as the original Financial District of Downtown Los Angeles. Broadway is one of the oldest streets in the city, and it was laid out as part of the 1849 street plan. Broadway was also the home to streetcars, which were heavily utilized by shoppers and workers between 1901 and 1963.  Several entities are working to bring back modern streetcars to the area, but they might not get approved.  METRO  |  HIGGINS LOFT FOR SALE

The Historic Core and the Civic Center areas combined attract the second largest higgins-metro-station-2nd-st-jconcentration of government employees in the United States outside Washington, D.C. The new station will be the hub for government employees, tourists and locals. With the connectivity to Downtown, a visitor can hop on the train and go to the 2nd Pl/Hope St Station to visit the cultural hub of Downtown Los Angeles or to the 1st St/Central Av Station to visit historic Little Tokyo.

Home Inspection Los Angeles

Homebuyers Want to Know The Home Inside And Out #losangeles #homeinspection

loft-inspection-prime-01

More than 95% of all Los Angeles area home buyers choose to get a professional general home inspection upon going into escrow so that they can know exactly what they are buying.  Many defects are hidden under the sink, inside major appliances, on the roof and other places that buyers often miss.  A licensed home inspection company checks all of these places and more, then provides a detailed report on the defects found and other helpful information on the current state of maintenance for the home.

laloftinspect-mkFor Downtown lofts and condos, home inspections are usually smoother than those for the average single family house. Lofts are usually the sturdiest of all residences because they were originally built to more demanding, heavy-duty industrial or commercial specifications. Most single family homes in the Los Angeles area have more defects than condos, and many houses have unpermitted additions and other issues (such as fences that are too high etc) that general home inspectors do not normally catch. Homes on hills such as Mount Washington sometimes need a separate septic system inspection.

According to industry experts, there are at least 33 physical problems that will come under scrutiny during a home inspection when a home is for sale. There are 11 that everyone should know about if planning to put a home up for sale. A free report is available called “11 Things You Need to Know to Pass Your Home Inspection.” Request a free copy of this report in your mail by ordering from the toll free 24-hour automated condo information hotline at 1-800-791-4541 ID#1003 or at www.LALoftInspect.com.

Most traditional houses eventually get termite infestations and other pest problems, while most lofts never do. Condo owners need be aware of different HOA Homeowners signature-higgins-705-3973Association issues and rules. Condo sellers much check with the HOA well before an inspection to ensure that the inspector can gain access to rooftops, air conditioning, heating, plumbing and electrical panels for the unit being inspected. If the seller does not have the electricity and other utilities turned on, then the seller might need to reimburse the buyer for a 2nd inspection. While buyers usually for inspections during escorw, it can be a good investment for the seller to get a home inspection and repairs in advance so that the buyer is more likely to pay top dollar for a home that is in fabulous condition.

Downtown LA Affordable Artist Lofts – Do they still exist?

Is Downtown Los Angeles now a luxury real estate market?  #affordable #dtla

downtown-los-angeles-broadway-bridge-elysian-161118

Lofts under $400,000 are drying up today just like lofts under $300,000 evaporated a couple years ago.  For renters, the story is similar; DTLA lofts that rented for $2,000 per month a few 141brewery-artwalk-161023-mkyears ago are going for $2,500 today.  A few years ago, $8,000 per month was very pricey for rent in Downtown L.A. yet today, renters are paying upwards of $100,000 per month for rent Downtown.

Affordable Lofts For Sale
Affordable Lofts For Lease

Not too long ago, artists took refuge in Downtown’s decaying buildings for their large size, open space and affordability. Downtown is still a great bastion of art, but, today, the starving artists are being replaced by commercially successful artists.  The struggling painter is forced to move to Lancaster or Bellflower, while the award-winning film maker moves from Beverly Hills to enjoy the new, hip shops and restaurants the Historic Core and Arts District. Regardless of how affordable or expensive the Downtown LA loft, condo and apartment market, there are always some kind of bargains to be found.  It is our job to help find them. Get affordable lofts for sale and for lease. Fill out my online form:

Penthouse Lofts Downtown LA Condos, Apartments w/ Uptairs Mezzanine 2 Story, 3 Level

As buyers and renters of Downtown lofts, along with readers of the LA Loft Blog continue to get more refined in their home search, demand rises for penthouses. #dtla #penthouse

higgins-penthouse-08

Separated bed area has always been high on the list for loft lovers. Most urbanites are not too keen about having the bed right next to the refrigerator or by the front door. An open loft with a bedroom or multi-level with a bed area upstairs is highly desirable when searching for a loft for sale or for lease. Two-story lofts usually comes with extra high ceilings 15 feet or higher for an expansive, extra lofty feeling of spaciousness.

Penthouses, the units on the top floor of a condominium building, often come with spectacular views and extra high ceilings for more overall cubic feet of open space. They’re more likely to include a mezzanine upstairs bed area along with an outdoor space such as a balcony or upstairs 3rd level private terrace. Because they often come with 2-stories and these extra benefits, they can also come with a higher price tag called a “penthouse premium.”
