Slide Opens in Downtown Los Angeles 633 W 5th St – See New Video

The latest Downtown real estate news is about the exciting, new L.A. urban center attraction in the Financial Center. A highrise slide has opened among other renovations at Downtown’s 72-story US Bank Building, currently still the tallest building west of the Mississippi. The space is also available for events such as weddings.

The breathtaking improvements and tourist attractions were recently completed, and opened for the first lucky guests on June 25.  The slide is made of a 1-1/4 inch glass to allow a scary 360 degree all-around view while guests slide 1,000 feet above ground from the 70th floor to the 69th floor on the outside of the building.

Part of the $50 million in renovations, a new restaurant is also in the works. The rest of the space in the building, including the seventy-second story, will continue to be office space. A 126 foot giant video screen is now visible from the lobby to the street.

Now that is has opened, the Skyspace admission is $25 per person, and is now open daily from 9:00 AM to midnight. Tickets are available at http://www.skyspace-la.com.

The building will soon be surpassed by The Wilshire Grand when construction completes in 2017.  It will be 73 stories tall and have its own sky-high observation deck and restaurant, plus an infinity pool.

In Downtown's Arts District, Cash is King as Average Loft Price Approaches $1 Million

Twenty years ago, it was all but abandoned. Only a small band of die-hard artists embraced the area. Now, the Downtown district is on top of the world. According to MLS statistics, the average Arts District loft Recently Sold Price has now surpassed $945,000.

Because some of the recently sold comparable loft units in the area were comparatively dark and unattractive, the buyers of today’s brighter, prettier active listings in the creative neighborhood might pay as much as $100,000 above the comps. Because of the big difference in price between the comparable recently sold lofts and the lofts currently for sale, those who need to finance may risk losing out to cash buyers because because lenders are not usually willing to fully fund new loans that are $100,000 above the selling price of recently sold comparable properties in the same building or right across the street.  Cash buyers don’t have that problem because they don’t need an appraisal, and are often willing waive the appraisal contingency, saving the seller from worrying about an appraiser nixing the deal.

Home prices are a growing issue.
