Coming Soon: Textile Lofts Pocket Listings, Unlisted and Off Market Lofts For Sale

Textile Lofts
Now that inventory of lofts for sale in Downtown Los Angeles is very low, buyers are trying hard to find genuine lofts ¬†— ¬†especially something really special like a huge industrial
live/work loft with bedroom doors and 2 bathrooms.  The L.A. Loft Blog has just learned coming-soon-textilethat a 2 bedroom 2 bathroom loft may be coming up for sale soon at the Textile building in the heart of the Fashion District of Downtown Los Angeles.  At around 1,300 square feet, a gorgeous Downtown loft is truly a very rare offering.  High ceilings with extra windows with views and natural light, polished concrete floors, washer and dryer in the unit, extra large bath tub and extra large walk-in closet. It comes with an underground parking space.  The new owner will be able to enjoy all the amenities of Santee Village; swimming pool, hot tub, fitness center, basketball. Additionally, the building is a registered, historical property and qualifies for the Mills Act. Life downtown never felt so good.

How to Make a Billion Dollars in Downtown Los Angeles Real Estate

Downtown Los Angeles Bust to Billions

For decades, Downtown Los Angeles was the dark center of L.A.  But today, after more than $10 billion of new investment and renovation, the glimmering luster of DTLA is once again shining through.  The revitalization of Downtown is a powerful reminder that we can truly accomplish anything, as we are only limited by our own motivation.  We are empowered by our ability to believe. This article will also reveal how to place that motivation into action with lessons on how to make a billion dollars in real estate.

Downtown is the place to do it: ¬†The new Los Angeles Metro rail system, along with the new home-building power of the Los Angeles Adaptive Re-Use Ordinance, gave¬†a huge boost of momentum to Downtown’s rebirth. ¬†Downtown has also benefited from taking advantage of the nationwide trend toward urbanization.

Along with ambitious plans, hard work and determination, thousands of fortunate, brave and savvy Downtown homeowners have recently gained hundreds of thousands of dollars of equity due to their foresight and willingness to take risks. Downtown has doubled in size since 2000. The amazing opportunities have just begun.

Now that the Downtown real estate has stabilized with a massive infrastructural boost behind it, recent annual home price gains have also been stable at 8% per year for the last two years. Fortune continues to favor the bold while the nay-sayers lose out and the scaredy-cats are getting left in the dust.

Because homeowners are doing so well with their Downtown real estate investments, it’s difficult to find bargains these days. But they do exist! Investors and would-be Downtowners can get a free list of Downtown distressed properties at http://www.DowntownLAForeclosures.com. Home buyers can also take out some of the risk with a Buyer Savings Guarantee,¬†or Downtown buyers can¬†reduce the risk on the¬†investment with the¬†Love Your Loft Guarantee. ¬†Home sellers and buyers can find out what the loft down the street sold for at www.LALoftPrice.com.

Creativity has long been the key to making the most of Downtown during hard times, and creativity is also the key to capitalizing on its current boom.  Artists have for decades turned ugly, nearly abandoned buildings into beautiful live-work spaces using artistry and ingenuity instead of cash.  The L.A. Loft Blog recently proclaimed that Downtown Los Angeles has made the transition from economical barrio to luxury neighborhood.  Now that the gravy train has arrived (and unfortunately pushed out many starving artists), Downtown is gaining a more wealthy crowd of creatives.  The next steps and next opportunities in Downtown are to complete the transition by transforming the remaining poverty-stricken parts of Downtown (namely Skid Row), maximizing the opportunities and adding lots of polish to the new creation.

Forbes Magazine revealed 4 lessons in a magazine article entitled “How to Make a Billion Dollars in Real Estate.” ¬†Lesson #1 is “Go Where the Money Is.” ¬†Forbes has joined the smart crowd in realizing that Downtown Los Angeles is the ideal place¬†to launch and succeed in¬†our most ambitious endeavors. Business Insider has bestowed upon us not one, not four, but 25 Billion-Dollar trends.

Fido Lofts Comes to Downtown Los Angeles – Dog Condo to be Built in DTLA

LOS ANGELES, CA-April 1, 2016: Darryl Adams crosses the intersection
LOS ANGELES, CA-April 1, 2016: Darryl Adams crosses the intersection of 6th St. and Spring St. in Downtown Los Angeles with his two dogs, Mr. French, a bulldog, closest to camera, and Bentley, a toy fox terrier. Fido Lofts

dog-lofts-4Real Estate News (Downtown Los Angeles) ¬†— Now that 46% of Downtown residents currently own a dog or plan to purchase a pooch within the next 2 years, specialty real estate developer Dorr of Los Angeles has announced plans to build a loft specifically to cater to the needs of our special canine friends. ¬†Construction of the new lofts begins in May 2016. ¬†The new Downtown luxury dog lofts start in the low $800,000s and will range all the way up to $6.7 million, and each Fido loft will feature doggy built-ins and, in addition to a traditional dog walk, the new building will also boast a tropical resort style swimming pool and rooftop deck for dogs and their loving companions.

Real estate agent Cookie Chatham¬†has announced that she is now specializing in real estate for canines.¬†The Downtown specialist real estate team¬†announced today that they¬†will become the first brokerage in the state¬†to represent dogs in the purchase and sale of lofts and dog houses. “In California, it is illegal to discriminate, so we will ensure that every dog is represented equally, be it a pitbull, great dane, chihuahua or shitsu,” says Cookie. Dogs worldwide are looking forward to moving to Downtown Los Angeles because it is the most dog-friendly urban community. ¬†After he was rescued from Lacy Street Animal Shelter, chihuahua-mix Zenith Puppy Pacquiao¬†is looking forward to moving to new doggy digs. “Living with my human folks at Alta lofts has been nice, but I’m three years old now and I need my own place where I can be a dog,” says Zenith. At 13 lbs, he is sure to find Fido lofts to be an easy fit.

Moving can be hard on everyone involved: adults, kids, and yes… even your pets! While your pet may not understand exactly what is going on, they can sense the stress (good or bad), that the whole family is experiencing. Add to that the fact that animals are creatures of habit and do not like changes to their usual routine, and you can understand why they become so confused.

L.A. Loft Lawsuits – Downtown Los Angeles Litigation

It’s one of the most common disasters in Downtown. More than 20% of the listings for sale are in a building that is currently or recently involved in a lawsuit.

Untitled 97

Alta Lofts accusations,¬†Evo disputes, Gallery Lofts disagreement and Barker Block battles — these are only a few examples of the legal drama and potential pitfalls of Downtown lofts.

Prospective home buyers need to know if the litigation is going to present a real problem or expense, or if it will have positive results.
