The Los Angeles times reports that home prices in Los Angeles and Orange counties posted strong gains in July, rising 6.1% from a year earlier. That was larger than the 4.7% increase seen nationally, the Standard & Poor’s/Case-Shiller index showed. Compared with June’s figures, prices inched up 0.4% in the L.A. area. Downtown prices of course outperformed the rest of Los Angeles County, Orange County and nationwide.
National figures are not as bright. Sales of nationwide previously owned homes dropped 4.8% in August from a month earlier.
And on Monday, the National Association of Realtors reported that pending sales — based off signed contracts, not closed deals — fell 1.4% last month for the U.S.
Downtown LA provides the happiest story because local homeowners gained an average $48,711 in home value this past year. The naysayers who said a year ago that Downtown prices were “too high” have again been proven wrong. Downtown has yet again out-performed the surrounding area and the nation. Downtown Los Angeles home prices are up 8.2% in the 12 months over the previous year.

Downtown Los Angeles has some unique attributes that makes it more challenging, as well as more rewarding that surrounding neighborhoods. Here are the top five issues that make DTLA an amazing investment for those in the know, and an anathema to outsiders.

Quite a few Downtown loft lovers never come across all of the homes for sale because they don’t know how to get access to unlisted lofts and condos called “pockets listings.” Most buyers, agents and brokers are largely unaware, and they don’t have access to these special deals.
A pocket listing is a kind of exclusive property for sale where a broker has a signed listing agreement with the seller, but where it is never advertised fully or not entered into a multiple listing system (MLS), or where advertising is limited for an agreed-upon period of time. The reasons for a pocket listing may vary from the need for privacy or secrecy to discrimination, and some sellers may have their own reasons for not advertising a listing in conventional ways, including wanting to sell only to certain types of people. Several legitimate marketing strategies can also lead sellers to choose pocket listings. Pocket listings can be very appealing to buyers who seek exclusive opportunities. Other legitimate reasons for a seller to decide to do a pocket listing include the potential for a faster, smoother transaction when the listing agent has buyer clients who may be interested in the property.
