Finding a loft, condo or apartment in Downtown Los Angeles may seem easy at first, thanks to the internet.
The problem is that most properties seen on the internet are listings several days or weeks old, and the best properties go quickly. In fact, the very best deals are often gone before they ever reach the internet. That means that the average person who is seeking an above-average loft will lose to the few, lucky loft-seekers who have direct access to the MLS where real estate brokers list the properties first. And even fewer have access to all of the unlisted properties that are not on the internet, and not listed by brokers. This post will help loft lovers to get priority access to proprietary information, allowing one to see the best properties first, before the general public takes them.
To gain access to these listed and unlisted properties, use the free resources below to browse, and then use a Downtown specialist Realtor to start getting access to new listings about 3 days earlier than the general public.

You can make this move too by discovering the important steps detailed in this FREE Special Report
Now that the inventory of Downtown lofts and condos is extremely low, finding unlisted properties is vital to getting the best loft at the best price.Because they are not listed to the general public, buyers can often start with lower offers, with less chance of losing the property to another buyer, while giving more time to negotiate the lower price. As the number of homes for sale continues to dwindle, pocket listings are becoming more rare and more valuable. These properties are not listed with any agents, and they are not on the internet. These off-market properties represent as much as 45% of the best deals in Downtown Los Angeles. Here are few examples:

The Downtown News has reported that 950 S. Broadway, the seven-story structure across from the Ace Hotel, has plans to be turned into 30 loft apartments, and will include a rooftop deck, as well as 7,500 square feet of retail space.
Designed by Killefer Flammang Architects, which has done many Downtown LA adaptive reuse projects, the plan is to restore the historic look of the original facade, namely by re-creating a decorative cornice along the roofline and adding some balconies. White plaster will replace today’s gray concrete surfacing on the exterior.
The 102-year-old building happens to sit in the Fashion District adjacent to Palmer’s under-construction Broadway Palace, which will create nearly 700 apartments in new seven- and 10-story structures at Olympic Boulevard and Broadway. A budget and construction timeline have not been revealed.

One of the most respected buildings in Downtown Los Angeles, 1100 Wilshire towers above its neighbors as it sits atop 17 floors of parking. Every single unit in the building offers a great view. Even the elevator gives a breathtaking view, as it is glass enclosed, making it feel like a ride at an amusement park, albeit more smooth of course.
Beneath you, the city stretches out as far as the eye can see. it’s not a view reserved only for those at the very top. it’s the view from every window of every residence. When you go for a dip in the pool, you have a better view than most people will ever see. you never scramble for parking; you’re above that, too. You are above every other condo, loft and apartment in downtown L.A.
You live a life beyond what you ever imagined it could be.
As you enter 1100 Wilshire: The soaring lobby, a hint of what’s to come. Deck 17: The ultimate wet bar, with the city at your feet. The view from your living room: Over-size windows let you take it all in. Residences at 1100 Wilshire start on the 17th floor, in a building built on the crest of a hill. no matter which floor you’re on, the view will take your breath away.
On Deck 17: There’s a spa, a nook with a fire pit, lots of private, furnished cabanas, stainless steel BBQ stations, wet bars. It feels like you’ve landed in a resort, not the overgrown wading pools that pass for rooftop aquatics in the average downtown L.A. building.
The condominiums at 1100 Wilshire has 37 floors. Most residences talk about their great views. Ours views stretch from Catalina to Echo park Lake. Natural light floods every residence by day. The night is a cascade of diamonds. Yet, for all this loftiness, we’re quite grounded: Our building’s base-its pedestal, contains the most coveted space in all of downtown: 12 levels of parking. To put it in perspective, when you live here, you have the equivalent of a 4-car garage. below that, shops, a business center and one of downtown’s best gyms.
Everything you need is right there within walking distance. Rediscover the city that has more to offer than you could ever imagine.

Here are some of the newest pocket listings in Downtown LA, including the Arts District, Little Tokyo and Bunker Hill:
Up to 45% of the best deals are not on the real estate agent’s MLS Multiple Listing Service, and they are not on the internet. So where can they be found? They are pocket listings, unlisted lofts, off-market properties, distress sales, foreclosures, company owned REO foreclosures.
It is free to access the properties, but most buyers simply do not know how. Some buyers have a false perception about the amount of work or risk that is involved with these deals, particularly if they are working with an out-of-area agent who is not familiar with Downtown pocket listings.
