Pocket Listings Gain Momentum in Downtown Los Angeles and Nationwide

How to Find Downtown Condos and Lofts that are Never Advertised

Prospective home buyers are always seeking ways to find more properties to choose from, especially since inventory of lofts for sale in Downtown Los Angeles is at a 10 year low. One of the most overlooked sources of homes for sale is pocket listings, which are properties for sale privately that are not listed on the MLS, and not on the Internet.  When you see an awesome property that sold right away, often before it is listed, it is likely a pocket listings. Up to 45% of the best deals in Downtown have been private transactions that the public did not have full access to.  This article will tell you how to gain access, and get the details and photos for up to twice as many amazing lofts in Downtown. pocket-suit-ebe Pocket listings are secret inventory also referred to as “unlisted homes,” “exclusive listings,” “private listings” or “off-market” properties for sale.  It costs nothing to get these pocket listings  — it’s a matter of getting help from a Downtown specialist real estate professional or service that helps buyers to get access to pocket listings. Wikipedia now has a full explanation of Pocket Listings at https://en.wikipedia.org/wiki/Pocket_listing and the article now cites the L.A. Loft Blog as a reference regarding how many sellers and agents use pocket listings. Several articles about Pocket Listings can be found on the L.A. FIXER UPPERS: MYTHS AND FACTS

Fixer Uppers and handyman specials often represent a great way to get a fantastic deal on a home. As you are aware these homes often need work but if you are able and willing to do some of the work yourself, you could have an ideal home for much less than other comparable homes on the market that are already in showcase condition.

If you’re the type of person who recognizes a “diamond in the rough” you’ll know “a great deal when you see one” and you will be interested to know about a new, free Home-Hunter Service which automatically searches out and downloads a current list or properties – day in and day out.

This Service specializes in researching and providing you with the latest information about the very best buys of homes currently on the market that you can buy with little or no money down.

fixer-upper-fixer-loft-cp-ad-rsiThe unique and automated Home-Hunter Service enables you to get priority access to the hottest, new listings giving you the competitive edge so that you can save thousands of dollars by finding the best buys before other buyers even know about them. By being there first you’ll be able to negotiate to get the most home for the least amount of money. After all, the best deals get snapped up quickly by smart buyers like you.

Here’s how it works. Every evening a computerized system searches through all new listings from every real estate company, not just the L.A. Loft Blog, that have been listed in the past 24 hours. Real estate professionals review each and every one of these listings in order to find the best buys on the market. From this, we print out a comprehensive “Hot List” which we provide to you free of charge and without obligation.

For example, right now the “Hot List” identifies a number of large fixer upper properties in great neighborhoods that, with a little tender loving care, can become real gems. Because these homes require some work, you can turn any one of these handyman specials into a home that will present itself in showcase perfection for a lot less money than if you purchased such a home in pristine condition to begin with.

The Fixer Upper “Hot List” will help you identify the best buys on the market right now that are in your desired price range and location. This is offered as a FREE community service to help you save money, time and the inconvenience of searching for just the right property on your own. Remember, the service offers you a way to beat out other buyers before they even know about these listings, saving you up to thousands of dollars so that you can get the most home for the least amount of money. Buyers love this free Home-Hunter Service because it doesn’t cost them anything to get all the information they need, hassle-free and without feeling obligated.

Downtown Los Angeles Rent Control – Is There or Isn’t There?

L.A. Loft Blog Reader Questions

I’m an avid reader of your LA Loft Blog and I have a question regarding rent control in downtown Los Angeles.

rowan--lofts-los-angeles
Rowan Lofts in the Historic Core

Do downtown lofts (specifically the Rowan and Eastern Columbia) fall under rent control? I have read the rent control ordinance papers by the city of Los Angeles and it seems that they are subject to rent control, however I went to an open house today at the rowan and the agent specifically stated that the Rowan and other downtown “loft conversions” are not subject to rent control as they are “single units” and not multi units. Is this true? The last thing that I want is to purchase a unit in the Rowan only to find out that I will have to pay hefty relocation fees to my future tenants if I decide to move back into the unit after lease expiration.

Thanks and keep up the good work at LA Loft Blog!

– Colin Stevens

Hi Colin.

Thanks for your question about rent control.  Both sources may be correct.  We have not seen any limitations on rents in Downtown.  While all rentals in Los Angeles fall under rent control laws, there are varying criteria, exceptions and loopholes.  The high price range and building construction dates of Downtown lofts are two factors that may allow for higher rents and rent increases.  Ask the City of Los Angeles, and consult with a real estate attorney for specifics of rent control laws.

Don’t Pay Another Cent in Rent to Your Landlord

First-Time Buyers in Downtown Los Angeles:
How to Stop Paying Rent and Own Your Own Home

2015-01-18 10.24.59Downtown is the place to live for more and more young professionals who find the urban vibe to be very energetic and appealing.  The new nightlife, shops and restaurants coming to Downtown add a great deal of interest for those who are just starting a new career or a new phase of life.  In Downtown LA, more than half of all new homebuyers are first time buyers who have been staying with parents to save money for a down payment, or have been renting for some time.

If you’re like most renters, you feel trapped within the walls of a house or apartment that doesn’t feel like yours. You’re always thinking about how you can get out of this rut and leap the hurdle into home ownership.

If you’d like to break free of the “rental rut” and become a homeowner just as soon as possible, you can order a free list of homes that you can buy with little or no money down in your desired price range and area.

A free Home-Hunter Service specializes in researching and providing you with the latest information about the very best buys of affordable starter homes currently on the market. The unique, automated service enables you to get priority access to the hottest new listings giving you the competitive edge so that you can save thousands of dollars by finding the best buys before other buyers even know about them. There are several homes in great neighborhoods. Some of which feature large spaces, high ceilings, 24-hour security, lots of windows, bright light and much more, all at affordable prices so that you can break out of the “renter’s rut” and have a place to call your own.

Los Angeles Agent Buys Homes for Cash

The Real Estate Catch 22, and “How to Avoid Getting Stuck With Two Homes”

Downtown L.A. – Every month, thousands of homeowners are faced with the stressful dilemma of whether to buy first or sell first. You see, if you buy before selling, you could run the risk of owning two homes. Or, just as bad, if you sell first, you could end up homeless. It’s what insiders in the industry call the Real Estate Catch 22, and it’s an extremely anxious position to find yourself in.

This financial and emotional tightrope is one you usually have to walk alone because most agents have no way of helping you with this predicament. But one local realtor is using a unique Guaranteed Sale Program which solves this dilemma. This program guarantees the sale of your present home before you take possession of your new one. If your home doesn’t sell in 120 days, they will buy it from you themselves for the previously agreed price ensuring that you never get caught in the Real Estate Catch 22. Before you hire any professional, you should research the market to find out who can do the best job for you. When interviewing agents, find out what kind of guarantee they are willing to give you with respect to the selling of your home. Unfortunately, you’ll find that most agents simply cannot make such a guarantee.

To help you learn more about this program and how it can make your move less stressful, a FREE special report has been prepared entitled “How to Avoid Getting Stuck with Two Homes”. To order a FREE Special Report, visit www.HomeSoldForSure.com
